Foundation Cast in-situ bored piles, pre-cast reinforced concrete piles, and/or footings. Superstructure Reinforced concrete using Grade 35 concrete with Portland cement complying to SS26 & steel reinforcement to SS2. Walls External and internal - brick/block wall generally. Roof a) Pitched Roof - Clay roof tiles or metal roofing sheet on reinforced concrete slab for pitched roof above apartment space. - Clay roof tiles or metal roofing sheet on tanalised roof members for pitched roof of other areas. b) Flat roof Reinforced concrete flat roof with waterproofing and foam insulation for flat roof above apartment space. No provision for waterproofing and insulation for other reinforced concrete flat roof. Ceiling a) Gypsum fibrous plaster board to Kitchen, Bathroom and WC. b) Skim coat to reinforced concrete ceiling at other rooms without false ceiling. Finishes a) Wall i) Internal wall finishes - Marble tiles up to false ceiling for Bath I; - Ceramic tiles up to false ceiling for Kitchen, other Bathrooms and WC. - Plaster and paint finish to all other wall areas. - (No tiles behind kitchen cabinets and mirrors). ii) External wall finishes -Plaster and paint finish to external walls. b) Floor i) Internal floor finishes - a) Marble slabs for Living, Dining, Bath I and Store (except for Store of Types J, J1 & J1a shall be ceramic tiles). Ceramic tiles for Kitchen, other Bathooms, Utility, Yard, Roof Terrace and WC. Varnished timber strip flooring to Bedrooms, Study and Family Area. b) Part ceramic and/or terracotta tiles and part turf for Private Enclosed Space. ii) External floor finishes - a) Homogeneous and/or ceramic tiles for common areas, viz., Lift Lobby, Entrance Porch, Management Office and Clubhouse (carpet tiles for gymnasium in clubhouse). b) Glass mosaic tiles for swimming pool. Glass mosaic tiles and pebble washout finish for pool deck. Pebble washout finish for footpaths. Windows Powder coated aluminium framed casement windows with minimum 5mm thick tinted glass for apartment units (except for Kitchen of all unit types, Utility of Types A, A2, E, E1, F, F1 & F1a and Bath 2 of Types B, B1, B1a, B2, C, C2, C3 & C4 shall be glass louvered window. Family Area of Type B2 shall be of sliding windows). Grilles on yard parapet wall for Types B1, B1a, E1, E1a, F1, F1a, G1, H1, J1. Doors a) Solid wooden door to main entrance. Wooden panel or flush doors to all Bedrooms, Bathrooms, Kitchen and Utility. Folding door to WC. Cabinet louvered door to Store (except for Store of Types MI & J I a shall be folding door). b) Aluminium framed door with minimum 5mm thick tinted glass to Private Enclosed Space and to Roof Terrace. c) Quality locks will be provided. Sanitary Fittings All piping to be concealed wherever possible. Pipes are exposed in Utility, Yard, WC and Store. a) Bath 1: 1 long-bath, 1 shower compartment, 1 marble vanity top basin with under counter cabinet, 1 water closet, 1 towel rail, 1 soap holder, 1 toilet-roll holder and 1 mirror. b) All other Bathrooms: 1 marble vanity top basin with under counter cabinet, (except for Type G1 Bath 3 and H1 Bath 3, wash basin instead of vanity basin will be provided), 1 water closet, 1 shower compartment, 1 towel rail, 1 soap holder, 1 toilet-roll holder and 1 mirror. c) WC: 1 wash basin, 1 water closet, 1 toilet-roll holder. d) Kitchen: 1 kitchen sink with drainer. Lightning Protection Lightning protection shall comply with Singapore Standard CP33:I985. Painting Synthetic Emulsion Paint to internal walls; and, Acrylic Emulsion Paint to external walls. Waterproofing Waterproofing to RC flat roof above apartment space and floors of Bathrooms, WC, Kitchen and Yard. Driveway and Carpark Concrete slab and premix to carpark and driveway.
