1. FOUNDATION
Precast R C piles.

2. SUPERSTRUCTURE
Reinforced/prestressed concrete structure manufactured from Portland Cement complying with BS12, steel reinforcement bar complying with BS 4449, prestressing steel complying with BS 5896.

3. WALLS
A) External Wall: Brickwall with plastering.
B) Internal Wall: Brickwall with plastering.

4. ROOF
RC flat roof with appropriate waterproofing.

5. CEILING
Residential Unit
-Vetonit skim coating or other approved proprietary coating and emulsion paint to living/dining/bedroom/balcony and utility except areas where services are to be concealed, fibrous plaster board with emulsion paint are to be used
-Moisture resistant board with emulsion paint ceiling to bathroom/W.C/kitchen.

6. FINISHES
A) Wall
i) Internal
Full height (up to false ceiling height) ceramic wall tiles for exposed areas of bathrooms, kitchen and W.C. and full height (up to false ceiling height) marble finish for master bathroom. Plastering with emulsion paint for other internal wall (living, dining, bedroom and utility).

ii) External
Cement sand plastering with spray textured coating to main building facades.

B) Floor
i) Residential units :
Granite finish for living/dining, ceramic tiles finish to balcony/kitchen/bathrooms/W.C/utility and yard. Marble finish for master bathroom. Parquet to bedrooms.

ii) Public and Common Area
Homogeneous floor tiles for entrance lobbies. Ceramic tiles to swimming pool, wading pool, spa pool and changing rooms. Cement and sand screed to M & E plant rooms.

7. WINDOWS
Aluminium framed windows.

8. DOORS
a) Fire rated door for main entrance.
b) Decorative timber door to all bedrooms, kitchen and bathrooms.
c) Hollow core flush door to W.C.

9. SANITARY FITTINGS
Bathroom 1
1 vanity top basin, 1 water closet, 1 towel rail, 1 paper roll holder, 1 long bath, 1 soap holder. Additional shower point for all types C and D units only.

Bathroom 2
1 wall-hung basin, 1 water closet, 1 soap holder, 1 paper roll holder, 1 towel rail, 1 shower point.

W.C
1 wall-hung basin, 1 water closet, 1 paper roll holder.

10. ELECTRICAL INSTALLATION
Concealed wiring with adequate provision for lighting and power points. Surfaced wiring above false ceiling area

Ample outlets strategically located in the apartment.

12. LIGHTNING PROTECTION
Lightning protection system shall be provided in accordance with Singapore Standard Code of Practice.

13. PAINTING
Emulsion paint for internal walls and spray textured coating to main external walls.

14. WATERPROOFING
Waterproofing membrane for R C gutter/flat roof. Waterproofing membrane for bathrooms/W.C. Waterproofing to swimming pool by specialist.

15. DRIVEWAY AND CARPARK
i) Covered Carpark
-Interlocking blocks or r. c slab with hardener.
ii) Driveway/Uncovered Carpark
-Premix and perforated p.c slabs.

16. RECREATION FACILITIES
A) Swimming pool, wading and spa pool.
