An opportunity to live freely and imaginatively. For work, for play, for business, for leisure, whichever way you see it, RV Suites is a home for you and you alone. And fringing both the city and the river, this is the perfect place to live the vicarious life you’ve always wanted.
Your Location is Prime
The siting of RV Suites neighbouring both Orchard Road and the Singapore River captures both the idyllic and the dynamic. Vibrancy that moves from bustling to laidback surrounds you as you are given the choice of venues to suit your mood. The convenience of Orchard Road in all its glory gives you access to the latest trends, brands and dining options while on your other side, Clarke Quay and Robertson Quay offer al fresco dining where you can take in the gentle lap of the river against its banks.
A fantastic mix of unique personalities living together and exchanging ideas – that is the vision for RV Suites. People who are different yet who share common ground when it comes to appreciating solitude, inspiration and vivacity, all housed in a modern home that could only be described as tres chic. RV Suites is, quite simply, the physical expression of individualism celebrated.
Realize Your Vision Of A Smoothly Urbane Lifestyle
96 studio apartment units make up this seven-storey haven for the modern city-dweller. Architecturally, the look is hard, perhaps even rough, yet accompanied with a surprisingly fluid shape. Meant for inspiration, RV Suites is a home where creativity flows in contemporary context.
An Aquamarine Playground In The Sky
You are surrounded by blue. Dive into the 45m-long lap pool that stretches along the depth of the roof terrace. The azure sky is your view as you do your daily laps. Overlooking the pool on one side and looking out across the neighbourhood on the other, the sky gym offers a holistic workout experience. With state-of-the-art equipment and a rejuvenating ambience, working out among the clouds has never been better.
Work From The Comfort Of Your Home
Combining work and play is easy at RV Suites. The old adage of leaving your work at the office is no longer applicable to the contemporary worker who wants a home that is more of a lifestyle than a hotel room. Spacious rooms provide more than enough space for your work tools and leisure toys to co-exist.
Quality And Style – Practically Everything That Makes An Ideal Home
When style and quality form the foundation of a cozy, sleek home, you know that you’ve tapped on something magical. Quality fixtures grace your living room, kitchen, bedroom and bathroom, creating a space that immediately speaks of your impeccable taste. And with the addition of your own flavour into a winning apartment, you’ll never want to leave home.
The City’s Lights
Orchard Road, the river, and the City. The Singapore skyline will be an icon in itself with the completion of the two Integrated Resorts at Marina Bay and Sentosa, and the new downtown at Marina Bay. The dramatic rejuvenation will see an influx of tourists and talent, bringing the excitement surrounding Singapore to new heights.

f you’re even remotely considering renting this so-called “unit-7-13” stop right now and run the other way.
This place isn’t just bad—it’s an absolute hellhole that will drain your money, ruin your peace, and leave you regretting every second you spend inside it. I’ve lived in plenty of rentals, but nothing comes close to the sheer misery this apartment inflicted on me. It’s horribly maintained, dangerously faulty, and owned by one of the most deceitful, greedy landlords you’ll ever encounter. Read this review, believe every word, and save yourself the agony—do NOT rent here.
Let’s start with the noise. This isn’t ordinary city buzz; it’s relentless, soul-crushing torture 24/7. The unit 07-13 sits smack in the middle of non-stop eateries and heavy traffic, turning your days into a chaotic symphony of heavy vehicle, noisy eatery crowd, and clattering utensils. But the real killer is nighttime. Sleep? Forget it. The eateries never close, the traffic never stops, and the cacophony echoes straight into your bedroom until dawn. You’ll wake up exhausted, irritable, and counting the days until your lease ends. If you value even a shred of quiet or sanity, this place will destroy it.
The condition of the unit itself is criminal negligence. Electrical wiring has zero proper earthing—it’s a death trap waiting to happen. I personally lost a TV to a surge, and multiple bulbs blew out. Imagine plugging in your laptop or phone and wondering if today’s the day something fries.
Walls are plagued with severe seepage and moisture everywhere. how is right below the rooftop swimming pool waiting for severe water damage and the wooden wardrobe? Completely ruined from the inside—clothes reeking of damp rot, wood warped and splintered. You can’t store anything without it getting destroyed. i have to constantly use moisture absorber across all corners of house.
The air conditioners? Both are ancient, wheezing relics in horrific shape. They barely cool, rattle like they’re about to explode, and desperately need immediate replacement. In peak summer, you’ll sweat through your clothes while these junk units struggle and fail.
The water geyser leaks constantly—puddles on the bathroom floor, wasted water, and the constant risk of a bigger flood. Furniture is third-rate garbage: cheap particle board that scratches and chips at the slightest touch, cushions that sag instantly, and finishes that peel off in weeks.
And dust? It’s a nightmare. Open the balcony for just ten minutes, and the entire flat is coated in a thick layer of grime. No amount of cleaning helps; the location ensures you’re breathing filth every day.
But the absolute worst part? The owner. This woman is a shrewd, manipulative nightmare who hides behind her phone and agent, never once showing her face or having the decency to meet tenants. She piles on ridiculous condition after condition, all designed to squeeze every last $ out of you while giving nothing back. In the name of “goodwill,” she’ll promise things that never happen, then deceive you with excuses. Her agent (Desmond Tan @ ERA) is no better—a blatant liar who’ll look you in the eye and fabricate stories to defend her outrageous, unfair demands. You’ll beg for basic rights, and they’ll twist it into you owing them more. It’s predatory, exploitative behavior that makes you feel trapped and powerless.
To top it all off, there’s zero proper management. The building’s day guard is aggressively rude, nosy, and confrontational—interrogating visitors, making snide comments, and acting like he owns the place. No security, no helpfulness, just unnecessary hostility that adds to the daily stress.
This apartment isn’t a home; it’s a money pit disguised as living space. You’ll spend thousands on replacements, repairs the owner refuses to cover, Your mental health will tank from the noise and constant battles.
Do yourself a massive favor: walk away. There are better options out there that won’t sabotage your life.

How to read these figures
Medians describe the transactions in this view, not a valuation or a change in every home’s value. Middle 50% is the 25th–75th percentile, shown only with at least five observations; smaller groups are flagged. Minima and maxima are available in the breakdown tables. Percentiles use linear interpolation.
Price and PSF statistics include only sales explicitly recorded as one unit. Bulk sales and records with an unknown unit count remain in the detailed table when All unit sizes is selected. PSF uses unrounded strata area; size bands use rounded square feet. A size band does not identify bedrooms, penthouses, layout or unit condition.
Rental bedrooms are as reported; missing or non-numeric values are Not stated. Rental sizes are ranges. Rents and sales are separate samples: no project yield or exact rental PSF is inferred.

Rental yield calculator
Enter a purchase price and monthly rent for the same home. Results update as you type. Your assumptions stay in this page while you change transaction filters; they are not submitted or saved.
Rental reference in the selected view: median S$3,500 / month from 43 contracts. These contracts may cover different-sized homes. Check the bedroom breakdown and records before choosing your rent assumption.
Optional vacancy and running expenses
Blank expense fields count as zero. Enter annual costs for the full year; they are not reduced during vacancy.
Enter purchase price and monthly rent to calculate.
Annual income after entered expenses = monthly rent × (12 − vacant months) − monthly maintenance × 12 − annual property tax − other annual running costs. Yield after entered expenses divides that income by purchase price.
Results use your assumptions and are indicative, before financing and personal income tax. The denominator excludes stamp duties, legal fees, renovation, furnishing and other acquisition costs. Include recurring insurance, repairs and letting costs in other running costs where relevant. No appreciation, mortgage repayment or return on equity is calculated. Historical rental contracts do not guarantee future rent or occupancy.
