About The Terrace
The Terrace is a 99 years leasehold executive condominium overlooking the Punggol Waterway. Established in 2018, this overarching complex features 747 residential units, primarily three and 4-room units suitable for the younger crowd in this hip hood of Punggol. The units are available in two layouts, a standard layout and a larger premium layout. Overall, the units are on the larger side, effectively distinguishing this project from the rest of the neighbourhood. Among the architectural marvels accented is a unique three-tiered terraced platform that spans the entire building complex. It is segmented into tiers which integrate into different lifestyle requirements, from the exciting entertainment spaces in the Waterfront Terrace to leisurely respites in the Boardwalk Terrace and quiet meditative corners within the Meditation Terrace.
The outermost terrace sits atop a massive 50 m swimming pool next to the scenic Punggol Waterway, further extending the site’s expanse. It features a Waterfront Gym, Sports Bar, and Games Room poised for a panoramic view of the Punggol waterfront.
The Boardwalk Terrace is characterized by an undulating timber Origami Deck and a uniquely shaped Origami Pool for residents to enjoy. The Clubhouse is a signature faceted building with Karaoke Rooms and a Reading Lounge with a pool-side view.
The Meditation Terrace offers sanctuary within its lush greenery and foliage. A meandering rivulet part the way towards a sprawling picnic lawn spotted with several hammocks and a lofty yoga deck.
Characteristics of an Executive Condominium:
An EC is distinct from a regular condominium due to the nature of ownership of such houses. They are a hybrid type of housing categorised as a mix of public and private housing, wholly built and developed by private developers but partially owned by HDB for housing subsidy commensuration.
ECs count as HDB properties for the first ten years but are fully privatised afterwards. This means that HDB property limitations like the five years minimum occupancy period (MOP) only apply for the first decade. First-hand EC units are estimated to be 25-30% less expensive than private condominiums, making them an attractive alternative, particularly with the addition of housing grants.
Developer: Founded in 1949, Kheng Leong Company started as an international commodity and spice trading company and later grew into an investment company pursuing property development and real estate investments. The Group has established itself at the forefront of the industry with direct investments and collaborations with strategic partners worldwide.
Most of their projects have garnered awards and accolades for their immaculate design and architectural genius. These awards range from Asia Pacific property development awards to local accreditations like EdgeProp Singapore Excellence Awards, PropertyGuru Asia Property Awards and Singapore Institute of Architects (SIA) Architectural Design Awards.
Location: Dubbed Singapore’s baby town, District 19, Punggol is a popular estate among newlyweds and young families for its abundance of modern housing offering waterfront living. The modern Punggol is one of Singapore’s most notable non-mature residential communities resulting from gentrification. Due to its novelty, property prices in Punggol are significantly lower compared to surrounding mature towns like Ang Mo Kio or the city fringe areas. The drastic price difference provides leverage for capital appreciation in the future as Punggol continues to develop.
The Terrace is located at the end of District 19 in the Punggol estate, along a man-made waterway. A first of its kind in Singapore, My Waterway @ Punggol connects the nearby reservoirs at Sungei Punggol and Sungei Serangoon to make waterfront living a reality for the residents of The Terrace. The residents also get direct access to the recreational park connectors along the waterway due to the proximity.
Development Site: The Terrace consists of 3, 4 and 5-bedroom units. The buildings at the verge face My Waterway@Punggol, while the sides are flanked by residential HDB apartments. To avoid a blocked view, it is advised to select units that are six floors and above. For those looking to have a birds-eye view of the majestic waterway, it is wise to pick units within stacks 1, 2, 5, 6, 9, 10, 13 and 14.
Regarding 3 Bedroom Premium units, stack 6’s unrivalled location allows owners a panoramic poolside view extending to the waterway. While stacks 7, 37, and 41 are facing internally towards the Boardwalk Terrace and the featured Origami Pool. Stack 3 is also an optimal choice, offering a partial pool view.
For 4-bedroom premium units, the preferred stacks would include 5, 9, 10 and 13 for an unblocked view of the waterway. Alternatively, Stack 14 is a great choice for a partial pool view. For those considering a 4-bedroom unit, stacks 8 and 42 are most optimal for a poolside view.
The Terrace Unit Layout: 3 Bedroom Units: Couples or young families with small households could consider three-bedroom apartments for their generosity in living space. Typically, 3-bedroom units approximate around 760 to 1076 sqft; however, The Terrace’s generosity in floor space provides ample space for children to frolic without feeling confined between walls. Similarly, with more working-from-home arrangements, it might be wiser to opt for a slightly larger home to accommodate multiple working spaces and alleviate problems of space constraints and feelings of confinement.

5 Bedroom Penthouse Units: While condominium complexes often have multiple units on the same floor, a penthouse takes up the entire building’s width and length, which translates to larger rooms and more bedrooms and bathrooms compared to regular condo units. In the case of The Terrace, the vast 1711 sqft is more than enough to satisfy even multi-generational living. Situated on the topmost floor, the height also means they are far above the noise and bustle of the city street. And since they do not have neighbours upstairs, they are not inconvenienced by general noise pollution within the block. The penthouse unit is an ideal choice for those who enjoy more spacious living quarters.
Accessibility: The Terrace’s residents are connected to Punggol MRT Station via Kadaloor LRT, which is a mere three stops away. Punggol MRT is around 35 mins away from Raffles Place MRT (EW14/DT32), which provides easy access to the North-South Line. Bus services are also abundant due to the proximity of the Punggol Bus Interchange. The bus stop directly outside the Terrace offers bus services straight to the city centre: Bishan, Ang Mo Kio, Yio Chu Kang and connecting neighbourhoods. The innumerable public transportation around means that the Terrace residents enjoy tranquil lifestyles without compromising on connectivity.
Regarding transport links, The Terrace is aptly situated 3 minutes away from the Tampines Expressway (TPE). Given favourable traffic conditions, commuting to the Central Business District (CBD) is hardly a 20 mins drive via the Kallang-Paya Lebar Expressway (KPE), making daily commutes in and out of the estate incredibly convenient and fuss-free.
Attractions: Punggol’s defining landmark is certainly Punggol Waterway Park, which has attracted curious visitors from all over Singapore and is a favourite weekend destination for many. Settled away from the hectic traffic, the park offers a contrasting experience to bustling city life. The park is segmented into four zones: Nature Zone, Recreational Zone, Heritage Zone and Green Gallery, and comprises amenities like cycling and jogging tracks which line the waterway. It forms part of the Park Connector Network’s North Eastern Riverine Loop which spans a total distance of 26km connecting the four estates – Buangkok, Punggol, Hougang and Sengkang. This continuous network of cycling trails provides for seamless connectivity around the neighbourhood.

Coney Island, which measures 51 hectares, is located just off the coast at Punggol Point Park. It can be accessed by a bridge on the Punggol Promenade Nature Walk. Besides its rich history, it is home to over 80 bird species and several distinct habitats, including mangroves, grasslands and woodlands. With its rich biodiversity and rustic setting, Coney Island offers much to nature and bird-watching aficionados.

Waterway Point is a four-storey retail and lifestyle hub in the heart of Punggol beside Punggol MRT/ LRT station. Helmed as the retail component of Watertown, the massive Waterway Point (four times the size of Wisma Atria) offers an infinite range of retail, dining and entertainment options bound to satisfy every need and fancy. It also features the largest IMAX Theatre with the latest cinema technology – 3D systems within the Northeast region to keep the men entertained while their wives gallivant. This waterfront leisure destination is the flagship haunt for residents and visitors to Punggol.

Being the closest shopping precinct to The Terrace, Punggol Plaza is the ideal neighbourhood mall well furnished with household brands like NTUC Fairprice for daily necessities. Although the tenant mix is not as varied as some of the larger shopping complexes, it has all one needs for a comfortable lifestyle. There is also an education and enrichment cluster on the fourth floor to cater to the children in the estate.

Future Prospects:
From upscale mega malls to the tranquil suburbs of Coney Island, current residents of The Terrace already enjoy many amenities Punggol offers. However, it is only the tip of the iceberg of what awaits future residents.
With more facilities forthcoming, Punggol’s new town square will develop into a community space with sweeping views over the waterway. Once constructions are completed, the new town square is set to have a community club, regional library, and a gigantic 700-seater hawker centre. Meanwhile, Punggol Point is being redeveloped into a recreational centre to rival East Coast Park’s facilities. Adding a 300SQM viewing deck provides a vantage point perfect for admiring the coastlines.

Soon, Punggol Waterway will host a regional sports centre that complements SAFRA Punggol’s massive indoor water playground for recreational fun for all ages.

Expected to be completed in 2024, the Punggol Coast MRT station (NE18) will replace the existing Punggol MRT station as the northern terminus of the North East Line. The 1.6km extension to the Punggol Coast Station will round the total number of stations on the NEL to a whopping 17. This will reduce travel time to the city centre and the parts of Singapore by at least 15 mins, greatly boosting connectivity for residents.

But the impending development of a creative cluster in Punggol will genuinely transform Punggol. The Punggol Digital District (PDD) coalesces the Singapore Institute of Technology (SIT) campus, and JTC Business Park spaces to build Singapore’s first enterprise district. Envisioned to be the cornerstone of Singapore’s Smart Nation Plans, the PDD will be a space for innovative new industries catalyzed by the growth and fresh synergies between industries, academia and the residential community. In turn, this creates new and exciting employment opportunities.

A Home For Young Couples or Families
Located in the heart of the Punggol district, The Terrace is poised to be the epicentre of the revitalisation project. The upgrades assure residents convenient access to public transportation and proximity to major expressways, greatly enhancing connectivity. Residents will have the mega Waterway Point as a nearby mall to satisfy their every living and entertainment need. Sengkang Hospital will be a 5-minute drive away to provide round-the-clock care with specialities ranging from paediatrics to geriatrics.
Educational institutions are also plentiful, with Horizon Primary, Waterway Primary, and Greendale Secondary all within walking distance. Tertiary institutes are also within a reasonable commute to accommodate every stage of a child’s education.
Overall, units at The Terrace are well-sized in tandem with affordability. Punggol’s growth story may make the project an ideal choice for young couples or families. Take a look at The Terrace if you want to be part of the neighbourhood’s transformation.
