Arina East Residences Unit Types Review: Which Layout Is Best for Which Buyer?

When analysing a new launch, buyers often focus first on location, tenure and price. But once those fundamentals are established, the more important question becomes: which unit type actually suits the way you intend to own the property?

This is particularly relevant at Arina East Residences, because the development does not rely on a single repetitive apartment format. Its 107 residences are distributed across two towers, with layouts ranging from a compact 1-bedroom at 495 sq ft to premium 4-bedroom configurations exceeding 1,600 sq ft. The development is freehold and comprises an Eco Tower with four units per level and a Premium Tower with two units per level.

More importantly, the architecture was deliberately conceived so that the apartments function as corner units rather than conventional “sandwiched” units. The developer’s materials describe the residences as “Sky Villas”, with substantial perimeter exposure intended to improve views and natural ventilation.

That makes the unit-selection exercise at Arina East Residences more nuanced than simply deciding between one, two, three or four bedrooms.

This review examines the different layouts, what buyers are effectively paying for as they move up the unit hierarchy, and—most importantly—which buyer profile each unit type best suits.

This distinction matters.

Arina East effectively serves two different ownership propositions within one development: relatively compact city-fringe residences for buyers prioritising quantum and accessibility, and increasingly luxurious family homes for buyers prioritising space, privacy, and long-term occupation.

1-Bedroom A1 — 495 sq ft

The Entry Point Into Arina East

At 46 sqm or approximately 495 sq ft, Type A1 is the smallest apartment in the development. Its layout incorporates a master bedroom and bathroom, living and dining areas, kitchen, household shelter and balcony. The standard A1 units occupy Stack 04 from Levels 3 to 17, with the A1p on Level 2 and A1a on Level 18.

For a one-bedroom apartment, 495 sq ft gives buyers a relatively straightforward proposition: this is the lowest-space and presumably lowest-quantum route into the development.

Who should consider the A1?

The strongest buyer profile is likely to be:

Single professionals and professional couples.

For an owner working around Marina Bay, the CBD or Downtown, the apartment provides a compact private residence without requiring the financial commitment of a larger family unit.

Connectivity strengthens that proposition considerably. Katong Park MRT is about 500 metres away, or roughly a seven-minute walk, with Marina Bay MRT Interchange three stops away.

Investors seeking a lower entry quantum are another logical audience. Smaller apartments generally require less absolute capital than larger units within the same project, while the proximity to the CBD, Marina Bay and MRT connectivity gives the unit a straightforward tenant proposition.

However, buyers should recognise what the A1 is not. It is unlikely to be the optimal long-term solution for a growing family. Buyers expecting children, frequent overnight guests, or permanent work-from-home requirements may find themselves outgrowing 495 sq ft relatively quickly.

Best suited for:

Young professionals, singles, couples without children, investors prioritising manageable quantum, and buyers wanting a compact freehold pied-à-terre near the city.

2-Bedroom B1 — 678 sq ft

A More Practical Two-Bedroom Entry Point

The B1 is a 2-Bedroom Deluxe measuring 63 sqm or 678 sq ft. Its layout includes two bedrooms, a master bathroom, a kitchen, a living/dining space, a household shelter, and a balcony.

The important distinction between the A1 and B1 is not simply the additional bedroom. The second room significantly changes how the property can be used.

A couple can convert it into a home office. A small family can use it as a child’s bedroom. An investor can target tenants requiring two rooms rather than one.

That makes the B1 considerably more versatile.

Who should consider the B1?

This is arguably one of the more logical configurations for young couples purchasing their first private home.

It gives buyers enough flexibility for a child or work-from-home arrangement without immediately moving into the substantially higher quantum associated with the larger three-bedroom apartments.

2-Bedroom Premium B2 — 797 sq ft

Where the Two-Bedroom Category Becomes Much More Comfortable

At 74 sqm or 797 sq ft, the B2 represents a sizeable jump from the 678 sq ft B1. The extra 119 sq ft is meaningful.

The floor plan includes two bathrooms rather than a more compact arrangement, along with the master bedroom, second bedroom, living/dining area, kitchen, household shelter, and balcony.

For owner-occupation, this is where the two-bedroom category begins to feel considerably less compromised.

Who should consider the B2?

The B2 should appeal strongly to affluent couples who value space but do not need three bedrooms.

It could also suit downsizers moving from a larger property. Such buyers may no longer require three or four bedrooms but may be reluctant to accept the compressed dimensions of many contemporary two-bedroom apartments.

The B2 therefore occupies an interesting middle ground: smaller than a family-sized three-bedder, but sufficiently generous to function as a proper long-term residence for two occupants.

2-Bedroom Premium B3 — 861 sq ft

The B3 expands the two-bedroom proposition further to 80 sqm or approximately 861 sq ft.

At this size, buyers should start asking an important question:

Do I want an unusually spacious two-bedroom, or should I stretch to a three-bedroom?

That decision depends heavily on household composition.

For two people, an 861 sq ft two-bedroom can be highly comfortable. Both bedrooms remain useful while the overall residence avoids being over-partitioned into too many small rooms.

For a family expecting two children, however, moving into the three-bedroom category may make more sense.

Who should consider the B3?

The B3 is particularly attractive to buyers who value room quality over bedroom count.

Think empty nesters, affluent couples, buyers working extensively from home, or owner-occupiers who want the second room to operate as a proper guest bedroom or office rather than a token flex space.

Best suited for:

Affluent couples, empty nesters, downsizers and buyers prioritising generous two-bedroom living rather than maximum bedroom count.

3-Bedroom Deluxe C1 — 969 sq ft

The First True Family Unit

The C1 measures 90 sqm (969 sq ft) and is designated as a 3-Bedroom Deluxe. The floor plan contains three bedrooms, two bathrooms, a kitchen, a household shelter, a living/dining area and a balcony.

For many buyers, this may represent the point where Arina East transitions from an urban apartment proposition into a genuine family home.

Three bedrooms provide substantially more flexibility: a master bedroom for the parents, one bedroom for a child and another for a second child, a helper-independent guest room, and a study or home office.

Who should consider the C1?

The clearest target is the young family upgrading into private property.

3-Bedroom Premium C2 — 1,087 sq ft

A Significant Step Up in Functionality

At 101 sqm or 1,087 sq ft, the C2 is substantially larger than the C1 and is classified as a 3-Bedroom Premium.

One of its most important differentiators is the kitchen arrangement. The layout includes both dry and wet kitchens, a WC, a household shelter, three bedrooms, two bathrooms, a living/dining area, and a balcony. For serious owner-occupiers, this distinction matters.

A wet-and-dry kitchen arrangement is especially useful for families who cook frequently, entertain regularly or simply prefer to separate food preparation from the principal living space.

At this level, the apartment is moving beyond merely fitting three bedrooms. It begins to address how a family actually lives.

Who should consider the C2?

The C4 measures 115 sqm (1,238 sq ft) and introduces one of the project’s major differentiators: a private lift and private lift lobby.

The junior master is particularly relevant.

4-Bedroom Premium D2 — 1,389 sq ft With Private Lift

One of the Most Complete Family Configurations

The D2 increases the floor area to 129 sqm (1,389 sq ft) while adding a private lift and private lift lobby. It incorporates four bedrooms, including a junior master, wet and dry kitchens, multiple bathrooms, a WC, a household shelter, and a balcony.

This combination matters because the D2 doesn’t force buyers to choose between family practicality and luxury.

It should also appeal strongly to landed-home downsizers who still want privacy, particularly those who no longer want to maintain stairs, gardens or extensive external areas but are not prepared to move into a conventional condominium layout.

Best suited for:

High-income families, multi-generational households, landed downsizers and buyers prioritising privacy and long-term owner occupation.

D2b — 1,615 sq ft

The D2b is not simply a larger version of the D2. Its most important distinction is the high-ceiling living and dining area, created by the strata void above these spaces.

At 150 sqm (1,615 sq ft), the #20-05 residence retains the core strengths of the D2 configuration: a private lift lobby, four bedrooms including a junior master, wet and dry kitchens, household shelter and a generous balcony. However, the elevated ceiling over the main living and dining zone significantly changes the apartment’s character.

Where the standard D2 is already a highly functional four-bedroom private-lift residence, the D2b introduces a much stronger sense of volume and architectural drama. The increased vertical space should make the principal communal area feel brighter, grander and more expansive, giving the home a quality that cannot be measured purely by its additional square footage.

This distinction matters for buyers comparing the two layouts. The jump from the D2 to the D2b is not merely about obtaining more floor area. Buyers are also paying for a more premium spatial experience, particularly in the part of the home where the family is likely to spend the most time and entertain guests.

At 1,615 sq ft, the D2b also competes less with conventional four-bedroom new launches and more with older luxury condominiums or compact landed homes. Its combination of private-lift access, multiple bedrooms, wet and dry kitchens and a high-ceiling living space gives it a noticeably more “house-like” quality.

Who should consider the D2b?

The D2b is particularly suitable for buyers who value both space preservation and a stronger sense of luxury.

A downsizer moving from a 1,800–2,000 sq ft older condominium or landed property may find a conventional 1,200–1,400 sq ft new launch too compressed. The D2b reduces that compromise, while the high ceiling helps preserve the feeling of openness that such buyers may be accustomed to.

It should also appeal to buyers who entertain frequently. The high-volume living and dining area creates a more impressive setting for gatherings, while the separate wet and dry kitchens support heavier cooking and entertaining without disrupting the main social space.

Best suited for:

Luxury downsizers, landed-home owners, affluent multi-generational families, frequent entertainers and buyers who specifically value high ceilings, spatial volume and a more distinctive luxury-home experience rather than simply additional bedroom count.

DS — 4-Bedroom Premium + Study, 1,679 sq ft

The Flagship Family Residence

At 156 sqm or approximately 1,679 sq ft, Type DS at #20-03 is the largest layout at Arina East Residences and one of the clearest expressions of the development’s “Sky Villa” concept.

What sets the DS apart is not simply its floor area. The layout combines four bedrooms, including a junior master, a dedicated study, utility room, household shelter, multiple bathrooms, a full kitchen, generous living and dining spaces, and a balcony. Just as importantly, the living and dining area benefits from a high ceiling created by the strata void above, giving the principal communal space a much stronger sense of volume and openness.

That high ceiling significantly changes how the apartment feels.

Rather than reading as a conventional large four-bedroom unit, the main living zone will feel more dramatic, airy and architectural. The additional vertical volume gives the residence a more landed-like quality and creates a stronger sense of occasion when entering or entertaining guests.

The dedicated study is another major advantage. In many contemporary apartments, a home office requires sacrificing a bedroom or carving out space within the living area. The DS avoids that compromise entirely, making it particularly attractive to business owners, senior executives and buyers with permanent hybrid-working requirements.

The Bigger Question: Eco Tower or Premium Tower?

The two-tower concept is fundamental to understanding Arina East.

The development comprises two distinct residential towers: the Eco Tower, with four units per level, and the Premium Tower, with just two units per level, for a total of 107 residences.

The architectural concept deliberately splits the development into two blocks, allowing the residences to avoid conventional sandwiched layouts and maximise perimeter exposure and natural ventilation.

Therefore, buyers should think about Arina East as having two broad ownership tracks.

The smaller configurations focus on efficient access to the location. Here, buyers are purchasing a freehold residence close to Katong Park MRT, the city and East Coast lifestyle amenities without committing to the quantum of a luxury family residence.

The larger Premium configurations are about residential quality. Private lifts, wet-and-dry kitchens, junior masters, larger floor plates and high-floor configurations increasingly turn the proposition from “condominium apartment” into something closer to vertical landed living.

Why Location Changes the Buyer Profile

Unit analysis cannot be separated from location.

Arina East sits in District 15 at Tanjong Rhu, with Katong Park MRT approximately a seven-minute walk away according to Google Maps. The Thomson-East Coast Line provides direct connectivity towards Marina Bay and the Downtown Core.

At the same time, residents remain connected to Katong, Joo Chiat, East Coast Park, Singapore Sports Hub and the wider East Coast lifestyle belt.

This creates an unusual combination. Arina East is not purely a CBD investment property. Neither is it simply a suburban family condominium.

It occupies a middle ground between city-fringe convenience and East Coast lifestyle living. That is why its smaller and larger apartments can logically attract very different buyers.

Which Arina East Unit Would We Match to Each Buyer?

If the objective is lowest entry into the development, the A1 1-Bedroom is the obvious starting point.

For an investor seeking broader tenant flexibility, the B1 or B2 2-Bedroom arguably offers the more balanced proposition.

For a young couple intending to start a family, the C1 3-Bedroom Deluxe provides considerably more future-proofing.

For an established family that cooks frequently and wants greater functionality, the C2 or C3 3-Bedroom Premium becomes more compelling because of the larger format and wet/dry kitchen arrangement.

For an affluent family wanting condominium convenience with a more private arrival experience, the C4 3-Bedroom Premium with private lift is arguably one of the project’s most distinctive configurations.

For a larger or multi-generational family, the D1 4-Bedroom Premium provides the additional bedroom and junior-master flexibility.

For a luxury owner-occupier or landed-property downsizer, the D2 private-lift 4-Bedroom is perhaps the most balanced luxury family configuration.

And for buyers seeking the largest, most future-proof home available, the D2b and DS sit at the top of the hierarchy, with the DS particularly compelling for households that genuinely need a permanent study and additional utility space.

Final Assessment: There Is No Single “Best” Unit at Arina East

The most interesting aspect of Arina East Residences’ unit mix is that the layouts appear to have been designed for distinctly different stages of ownership.

The A1 and B-series units make the development accessible to singles, couples and investors.

The C-series units shift the proposition towards genuine family occupation.

The C4 and D-series premium residences increasingly target buyers for whom privacy, space, and long-term liveability matter more than simply minimising purchase quantum.

The project’s architecture reinforces this positioning. Its twin-block configuration was designed so that apartments behave like corner residences with substantial external exposure, while the wider development provides sky terraces, elevated communal areas and extensive facilities despite having only 107 units.

In addition, Arina East provides substantially more communal facility space than developments of a comparable unit count, including landscaping, pools and clubhouse facilities.

Ultimately, therefore, buyers should not ask:

“Which is the best unit at Arina East Residences?”

The better question is:

“Which layout gives me the space, privacy and flexibility I will actually use over the next five, ten or twenty years?”

For an investor, that may be a compact A1 or efficient B-series apartment.

For a young family, it may be the C1 or C2.

For an affluent owner-occupier, the private-lift C4 or D2 could justify moving further up the price curve.

And for a buyer seeking a genuine long-term family residence rather than merely another condominium apartment, the larger D2b and DS layouts are where Arina East Residences makes its strongest case as a modern “Sky Villa” development.
