Parktown Residence Unit Types Review: Which Layout Best Suits Investors, Couples and Families?

Parktown Residence is a 1,193-unit integrated development jointly developed by CapitaLand Development, UOL Group and Singapore Land Group. Its direct connection to the upcoming Tampines North MRT station, air-conditioned bus interchange, retail mall, hawker centre and community club gives the project an unusually strong convenience proposition.

However, an integrated development is only as liveable as the home within it. Parktown Residence offers ten residential categories, ranging from 1-bedroom + study units to 5-bedroom premium homes. Within these categories are numerous floor-plan variations designed for different stacks and building orientations.

The main question, then, is not simply how many bedrooms a buyer can afford. It is whether the additional area in each category produces a meaningful improvement in privacy, kitchen functionality, storage, service space or multigenerational flexibility.

Almost half of the development consists of two-bedroom configurations. The 2-bedroom premium category alone accounts for 292 units, making it the largest individual segment.

This creates a broad selection for buyers but also means that smaller-unit owners may face considerable internal competition when renting or reselling. Stack orientation, floor level, view and entry price could therefore matter more than minor differences between floor-plan variants.

At the other end of the spectrum, there are only 104 four-bedroom and four-bedroom premium units, together with 22 five-bedroom premium homes. These larger layouts make up a relatively small part of the project and are more clearly directed at long-term owner-occupiers.

The “(p)” variants are generally second-storey units where the balcony is replaced by a private enclosed space. Although their stated areas remain similar to the corresponding standard plans, buyers should consider whether they prefer a conventional elevated balcony or a lower-floor outdoor area that may offer easier landscape access but less privacy.

1-Bedroom + Study: Types AS1 to AS4 – 463 to 506 sq ft

Parktown Residence does not offer a conventional one-bedroom apartment without a study. Every one-bedroom home includes a separate study or flexi area, giving the smallest category greater practical versatility.

Type AS1 is the largest at 506 sq ft. Its additional 43 sq ft is mainly devoted to internal living space rather than an oversized balcony. The plan places the living, dining and open kitchen in a relatively regular sequence, while the study occupies a defined space beside the bedroom and bathroom.

This allows the study to function as a home office, dressing area, additional wardrobe zone or compact nursery. It is not intended to be treated as a full second bedroom, but it reduces the pressure on the main living area when one occupant regularly works from home.

Types AS2, AS3 and AS4 measure 463 sq ft. They contain the same essential components but arrange the study and communal areas differently, depending on their positions within the blocks. These smaller variants are more compact and have less flexibility around the living and dining zones.

All four plans avoid dedicating a large proportion of their area to a balcony. This is an important strength for buyers who prefer usable indoor space.

Like most new 1-bedroom units in the market, the main limitation is that the kitchen is open and positioned close to the entrance and living area. The format suits light cooking, but owners who cook frequently may need to manage odours carefully.

With only 73 one-bedroom + study units in the entire development, this is a relatively limited category. Its scarcity may help differentiate it from the much larger pool of two-bedroom homes, although investment performance will still depend heavily on the purchase price.

Best suited to: singles, couples without children, professionals who work from home, investors seeking the lowest entry quantum and buyers who value integrated-development convenience over having a second bedroom.

2-Bedroom: Types B1, B2, B2(p) and B3 – 592 sq ft

The standard two-bedroom homes measure 592 sq ft and are designed around efficiency rather than extensive household facilities.

They provide a master bedroom that can accommodate a king-sized bed, a common bedroom planned for a queen-sized bed, an open kitchen and a single bathroom. The living area opens towards the balcony, allowing the internal living space to extend visually outdoors.

The layouts are generally regular, but the single bathroom is the most important compromise. This may be acceptable for a couple using the second bedroom as an office or guest room, but it becomes less convenient for unrelated tenants or a family whose second bedroom is occupied every day.

The open kitchen also makes the standard two-bedroom types better suited to lighter cooking. Buyers who want two bathrooms and an enclosed kitchen should compare them directly with the 2-bedroom premium category.

The value of these homes will therefore depend on the price gap. If the premium for a 678 sq ft two-bedroom premium unit is manageable, many owner-occupiers may find the additional bathroom and enclosable kitchen worth paying for. Conversely, the 592 sq ft layouts could remain attractive to investors if their lower quantum produces a stronger rental yield.

Best suited to: couples, singles who need a guest room or home office, investors targeting one- or two-person households and buyers prioritising entry price over service spaces.

2-Bedroom Premium: Types BP1 to BP5 – 678 to 721 sq ft

The 2-bedroom premium category represents one of the most meaningful upgrades within Parktown Residence.

Types BP1 to BP4 measure 678 sq ft and introduce two bathrooms and an enclosable kitchen. Most use an efficient dumbbell arrangement, with the bedrooms positioned on opposite sides of the communal space. This reduces corridor area and improves privacy between occupants.

The dumbbell format is particularly useful for unrelated tenants, adult siblings or a small family where the parents and child prefer more separation. The common bedroom is also planned to accommodate a queen-sized bed, rather than being shown only with a single bed.

The enclosed kitchen is another practical improvement. It gives owners greater control over cooking fumes while maintaining a relatively open connection with the dining area when the partition is left open.

Type BP5 is larger at 721 sq ft. Its additional 43 sq ft creates a longer floor plate, with both bedrooms grouped along one side of the apartment and the kitchen closer to the entrance. While it offers more overall space, it does not use the same compact dumbbell geometry as the smaller premium variants.

Buyers should therefore avoid assuming that BP5 is automatically the best layout simply because it is larger. Some may prefer the greater separation and shorter circulation found in BP1 to BP4, while others may value BP5’s more conventional bedroom wing.

With 292 units in this category, buyers will have many stacks to choose from. This is positive during the initial purchase but could lead to more competition later. A well-positioned 678 sq ft unit with an attractive outlook may perform better than a larger BP5 with a less desirable orientation.

Best suited to: couples planning for a child, small families, investors seeking a more tenant-friendly two-bathroom layout, unrelated tenants and owner-occupiers who cook regularly.

2-Bedroom Premium + Study: Types BPS1, BPS1(p) and BPS2 – 764 sq ft

At 764 sq ft, the 2-bedroom premium + study plans combine the dumbbell benefits of the premium two-bedroom with a proper flexi area.

Both bedrooms can accommodate queen-sized beds, while the master bedroom is sufficiently spacious for a king-sized bed. Two bathrooms and an enclosable kitchen are provided, and the study sits outside the bedrooms so that it can be used without disturbing either occupant.

The study is particularly valuable for couples who both work from home, parents who need a compact play or homework area, or owners who require additional cabinetry. It could also function as a hobby area, small library or household storage zone.

The principal comparison is with the 3-bedroom category. At 764 sq ft, the BPS layouts are considerably smaller than the 926 to 947 sq ft three-bedroom homes, but the price difference between the categories will determine which offers better value.

A couple who does not need a true third bedroom may enjoy better day-to-day comfort in a well-planned 2-bedroom + study. A family that expects to have two children, however, may eventually outgrow it.

Best suited to: couples working from home, small families with one child, buyers who need a dedicated study but not a third bedroom, and investors targeting professional tenants who value workspace.

3-Bedroom: Types C1 to C5 – 926 to 947 sq ft

The standard three-bedroom category provides five variations ranging from 926 to 947 sq ft.

Type C1 is the smallest at 926 sq ft and adopts an efficient arrangement with limited corridor space. The living room, dining area and enclosable kitchen form a compact communal core, with the bedrooms arranged around it.

Types C2 to C5 measure between 936 and 947 sq ft and generally use a more conventional bedroom wing. Their entrances and kitchen positions vary by stack, but all provide three bedrooms, two bathrooms, and an enclosable kitchen.

The difference between the standard and premium three-bedroom categories is more significant than the word “premium” might initially suggest. These standard layouts do not include a household shelter, yard or service WC. Laundry is handled by a washer-cum-dryer within the kitchen.

This keeps the total area and purchase quantum more manageable, but it also means there is less separation between domestic work and the main living space.

The standard three-bedroom types remain reliable family homes, particularly for households that do not employ live-in help and are comfortable using built-in carpentry for storage. However, families planning to occupy the property for many years should consider whether the missing household shelter and yard will become increasingly noticeable.

Kitchen equipment also differs. Type C1 is planned with a three-zone induction hob, while Types C2 to C5 receive a three-zone gas hob. Buyers with a clear preference between induction and gas cooking should take this into account.

Best suited to: young families with one or two children, HDB upgraders managing their purchase quantum, couples who need two work rooms and families that do not require a helper’s room or extensive service areas.

3-Bedroom Premium: Types CP1 to CP8 – 1,055 to 1,076 sq ft

The 3-bedroom premium category is where Parktown Residence begins to feel like a more complete long-term family home.

The plans range from 1,055 sq ft for Type CP8 to 1,076 sq ft for Type CP7. Most variants measure 1,066 sq ft, so the differences are driven mainly by geometry, entrance placement and stack orientation rather than size.

The most important additions are the household shelter, yard and WC. The household shelter can be used for storage or, subject to the household’s requirements, as a compact helper’s room. The yard creates a dedicated laundry and utility zone, while the WC improves the practicality of employing live-in help.

These homes also receive a larger 617-litre refrigerator and separate washer and dryer, compared with the smaller refrigerator and washer-cum-dryer found in the standard three-bedroom category.

The bedrooms are generally arranged along a private wing, while the kitchen and service areas are kept closer to the entrance. This provides better separation between guests, sleeping areas and domestic work.

There is also natural ventilation for the bathrooms and functional kitchen area, which is another advantage for households that cook frequently or have several family members sharing the bathrooms each morning.

For many owner-occupiers, this may be the best-balanced category in the project. It provides meaningful family functionality without moving into the substantially higher quantum of a four-bedroom home.

Best suited to: established families, HDB upgraders, households with live-in help, owner-occupiers who cook regularly, and buyers planning to remain in the development long term.

3-Bedroom Premium + Study: Types CPS1 to CPS5 – 1,163 to 1,184 sq ft

The 3-bedroom premium + study layouts retain the household shelter, yard and WC of the premium category while adding a study within the private bedroom wing.

In all variants, the study is positioned beside the master bedroom. By relocating the master bedroom door, the study could potentially be incorporated into the master suite and used as a walk-in wardrobe, private home office, nursery, reading corner or dressing area. Alternatively, it can retain its original access from the common corridor and function as an independent family study.

Types CPS1 and CPS2 measure 1,163 sq ft, CPS3 measures 1,173 sq ft, while CPS4 and CPS5 measure 1,184 sq ft. The differences are relatively small, so buyers should pay closer attention to the layout of the entrance passage and the stack’s orientation.

The main trade-off is that the study is not a genuine fourth bedroom. Buyers who require four permanent sleeping rooms should compare the CPS layouts with the 1,335 sq ft four-bedroom category rather than attempting to force a bed into a space intended for flexible use.

For a family of four, however, the additional room can significantly improve everyday comfort. It keeps work, homework and storage outside the bedrooms and main living area.

Best suited to: families with two children, couples requiring a permanent home office, buyers wanting a larger master suite and long-term owner-occupiers who value flexibility more than a fourth bedroom.

4-Bedroom: Types D1 to D4 – 1,335 to 1,356 sq ft

The standard four-bedroom homes range from 1,335 to 1,356 sq ft. Despite being described as the standard category, they already provide comprehensive family functionality.

The layouts include four bedrooms, three bathrooms, a household shelter, a yard and a WC. The common bedrooms are planned to accommodate queen-sized beds, while the master bedroom can take a king-sized bed.

Bedroom 4 is positioned separately from the other common bedrooms and close to one of the common bathrooms. This makes it suitable as a guest room, a room for an older child, a home office, or a bedroom for an elderly family member who prefers some separation from the main bedroom wing.

The household shelter and service WC also make it possible to accommodate live-in help without giving up one of the four bedrooms, although buyers should inspect the actual dimensions and ventilation arrangements before treating the shelter as a sleeping space.

The living area is approximately four metres wide in the representative plan, giving the communal zone more presence than the three-bedroom types. A full family dining table can be accommodated without excessively compressing circulation between the entrance, kitchen and balcony.

The four-bedroom category also receives a large refrigerator, separate washer and dryer, and a wine chiller. These provisions reinforce its positioning as a family home rather than simply a three-bedroom plan with an additional compact room.

Types D1 to D4 are mostly similar in their household functionality. The decision should therefore be based on entrance privacy, bedroom orientation, stack position and the price difference between the 1,335 and 1,356 sq ft variants.

Best suited to: larger families, three-generation households, families with live-in help, buyers who regularly host guests and owner-occupiers who need four genuine bedrooms.

4-Bedroom Premium: Types DP1 and DP2 – 1,485 to 1,496 sq ft

The defining feature of the 4-bedroom premium category is the junior master suite.

Instead of providing one master bedroom and three conventional common rooms, Types DP1 and DP2 include a master bedroom, a junior master bedroom with an ensuite bathroom, and two additional bedrooms sharing another bathroom.

This arrangement is particularly effective for multigenerational living. Elderly parents or an adult child can occupy the junior master without sharing a bathroom with younger family members. It is also useful for owners who frequently host overseas guests.

The representative layout has a living area approximately 4.5 metres wide, with a living and dining depth of around 6.6 metres. This produces a more substantial entertaining space and creates better separation between the seating and dining zones.

A lifestyle kitchen is complemented by a household shelter, yard and WC, creating a more complete and practical service area. The kitchen appliances include a large refrigerator, separate washer and dryer, oven and wine chiller.

DP1 measures 1,485 sq ft, while DP2 is only 11 sq ft larger at 1,496 sq ft. The additional area is modest, and the two plans provide essentially the same family functionality. Stack attributes and price should carry more weight than the numerical size difference.

These homes represent a substantial step up from the regular four-bedroom category. The premium is easiest to justify for households that will genuinely use the junior master suite. Families that do not need a second ensuite may obtain better value from a standard four-bedroom unit.

Best suited to: multigenerational families, households with adult children, buyers who regularly host guests and affluent owner-occupiers who need two ensuite bedrooms.

5-Bedroom Premium: Type E1 and E1(p) – 1,679 sq ft

Only 22 five-bedroom premium homes are available, making this the rarest unit category in Parktown Residence.

The layout provides a master bedroom with a walk-in wardrobe and ensuite bathroom, a junior master with its own ensuite, and three additional common bedrooms. All common bedrooms are planned to accommodate queen-sized beds.

The living area is approximately 4.7 metres wide, with a depth of around 7.2 metres across the main communal zone. This allows the living and dining areas to function as distinct spaces rather than being compressed into a single narrow room.

The kitchen is designed as a lifestyle-oriented family space and is accompanied by a household shelter, yard and WC. The appliance package is also the most comprehensive in the development, adding a steam oven, a large refrigerator, a wine chiller, and a separate washer and dryer.

The junior master makes the layout suitable for three-generation living. Meanwhile, the walk-in wardrobe gives the principal bedroom a stronger sense of separation from the rest of the home.

One practical point deserves attention: the master and junior master have their own bathrooms, but Bedrooms 3, 4 and 5 share the remaining common bathroom. Large families should consider how this arrangement will work during busy mornings, although the separate WC provides added convenience.

The 5-bedroom premium type is likely to carry the highest purchase quantum, but it is not merely a larger four-bedroom apartment. The fifth bedroom, second ensuite, walk-in wardrobe and wider communal space provide genuine functional differentiation.

Best suited to: large families, multigenerational households, families with several children, owners requiring guest accommodation and buyers seeking one of the development’s most limited unit types.

Understanding the Specification Differences

Parktown Residence uses a tiered interior provision, with larger units receiving progressively stronger appliance packages.

The 1-bedroom + study, 2-bedroom and 2-bedroom premium categories receive a 60cm Bosch hood, two-zone induction hob, Bosch oven, 325-litre Samsung refrigerator and Bosch washer-cum-dryer.

The three-bedroom Type C1 receives a 90cm hood, three-zone induction hob and 458-litre refrigerator. Types C2 to C5 substitute the induction hob for a three-zone gas hob.

From the 3-bedroom premium category upwards, buyers receive a 617-litre refrigerator and separate Bosch washer and dryer. Four-bedroom and larger homes also include a Vintec wine chiller, while the 5-bedroom premium adds a Bosch steam oven.

These differences should not determine the purchase on their own, but they reflect how the larger homes are expected to be used. The premium family layouts are equipped for more frequent cooking, larger households and greater laundry demand.

Which Parktown Residence Unit Offers the Best Value?

No single floor plan is best because each category serves a different stage of life.

For investors, the 1-bedroom + study offers the lowest entry point and relatively limited internal supply. The standard two-bedroom may also produce an attractive yield if its price is sufficiently below the premium layouts, but its single bathroom limits its tenant profile.

For couples and small families, the 2-bedroom premium is arguably the most balanced compact option. Two bathrooms, queen-sized bedrooms, a dumbbell configuration and an enclosable kitchen materially improve its functionality over the standard two-bedroom.

For buyers who work from home, the 2-bedroom premium + study provides a genuine workspace without paying for a third bedroom. Families expecting a second child, however, may be better served by purchasing a three-bedroom from the outset.

For HDB upgraders, the standard three-bedroom offers a relatively efficient route into Parktown Residence. Buyers planning to stay long term should nevertheless consider the 3-bedroom premium, as its household shelter, yard, and WC significantly improve day-to-day family living.

The 3-bedroom premium + study is particularly suitable for families that need flexibility. Its study can remain a home office or potentially be incorporated into the master suite.

Among the larger layouts, the standard four-bedroom should meet the needs of most families requiring four genuine bedrooms. The 4-bedroom premium becomes compelling when the junior master suite will be used by parents, adult children or frequent guests.

The 5-bedroom premium is the most complete multigenerational home in the development, but buyers should assess whether the fifth bedroom and premium specifications justify the higher overall quantum.

Final Assessment

Parktown Residence has a more carefully segmented unit mix than its headline bedroom counts suggest.

The standard categories focus on efficiency and lower entry quantum. Premium layouts add bathrooms, enclosed kitchens or better bedroom separation. At the 3-bedroom premium level, the inclusion of a household shelter, yard and WC marks a substantial shift towards long-term family occupation. The largest homes go further by introducing junior master suites, wider communal areas and stronger appliance provisions.

The 2-bedroom premium is likely to have the widest appeal, but its large supply means buyers must choose their stacks carefully. The 3-bedroom premium may be the development’s strongest all-round family layout, while the 4-bedroom and 5-bedroom premiums stand out for genuine multigenerational flexibility.

Ultimately, buyers should compare more than price per square foot. The value of each Parktown Residence unit lies in how efficiently its area supports the household’s daily routine, future family plans and intended holding period.
