Site Could Potentially Yield 520 units
The Urban Redevelopment Authority(URA) has announced that a new residential site at West Coast Vale is available for sale by tender. The sale of this site is part of the Government Land Sales(GLS) Programme. Under this GLS programme, West Coast Vale was one of the sites listed in the confirmed list this 2nd half of 2016. URA issued the statement on the 7th of December 2016.
The land parcel has a site area of 16,378.3 sqm with a maximum gross floor area (GFA) of 45,860 sqm. Based on this GFA, it is expected to yield around 520 homes. As with all current GLS land sales, tenure will be 99-year leasehold.
Riverside Living With Easy Access To Park Connectors
The location of the site is next to Sungei Pandan. It is also beside the newly launched Parc Riviera and Ayer Rajah-JAS Sports Centre. Similarly with Parc Riviera, the new site enjoys an unblocked view of the Pandan River. However, instead of having an unblocked view of the north, future residents at the new development will enjoy an unblocked view of the south instead. Nature lovers will be able to use the park connector at Sungei Pandan for access to Bukit Batok Nature Park or even the Southern Ridges.
Excellent Connectivity And Nearby Schools
The land parcel is also minutes* drive to Jurong Lake District. While Jurong Lake District is undergoing a major transformation at the moment, future residents will enjoy immediate conveniences upon moving in. There is no shortage of amenities at Westgate, Jem, Big Box, IMM and Jcube. Additionally, parents with young school going children will find that it is nearby Nan Hua Primary School, Commonwealth Secondary School and The Japanese School.
