The Shorefront is a boutique 23-unit residential development along Jalan Loyang Besar, distinguished by its proximity to Pasir Ris Park and the coastline. Its limited number of apartments creates a more private living environment, while the rooftop facilities—including the Sky Pool, Sky Gym, Sky Bar and Sky Dining area—make use of the development’s coastal setting.

The unit mix is equally focused. Rather than offering numerous compact one-bedroom apartments, The Shorefront begins with two-bedroom-plus-utility layouts and extends to three-bedroom homes and two duplex penthouses.

There are numerous suffixes such as “G”, “a”, “b” and “c”, but not every suffix represents an entirely different configuration. Some identify ground-floor units, furniture-loft versions or minor architectural variations caused by the facade and aluminium fins. Buyers should therefore concentrate on the underlying layout, floor level, orientation and usable internal area rather than assuming every lettered variant offers a substantially different living experience.

Type A1-G: 2 Bedroom + Utility with Furniture Loft — 775 sq ft

Type A1-G is located at unit #01-03 and includes a 6 sq m private enclosed space and a 5 sq m air-conditioning ledge. Its total strata area matches the upper-floor A1 apartments, but the conventional balcony is replaced by a ground-floor PES.

The apartment adopts a relatively efficient two-bedroom configuration. The living and dining area opens towards the PES, while both bedrooms are positioned along the opposite side of the home. The master bedroom has an attached bathroom, and Bedroom 2 uses the common bathroom.

A particularly useful feature is the household shelter or utility room beside the living area. Although it occupies part of the communal zone, it provides storage for luggage, cleaning equipment, household supplies and other bulky items. This is valuable in a 775 sq ft apartment, where uncontrolled storage can quickly reduce the usable living area.

The distinguishing feature is the furniture loft, made possible by the 4.75m ceiling height in the living and bedroom areas. Buyers should understand that this is a furniture installation rather than an additional strata floor. Its suitability will therefore depend on how the purchaser intends to use it and whether climbing up and down is practical for the household.

It could potentially function as an elevated reading corner, leisure platform or occasional sleeping area. However, it may be less suitable for elderly residents, very young children or buyers who prefer a completely conventional interior.

The PES may appeal to residents who like a stronger indoor-outdoor connection, but ground-floor buyers should consider privacy, exposure to landscaping and the possibility of insects more carefully than those choosing an upper-floor apartment.

Best suited to: young couples, small families, buyers attracted to unconventional interiors, pet owners who value a ground-floor outdoor area and owner-occupiers who can make practical use of the furniture loft.

Types A1, A1-a and A1-b: 2 Bedroom + Utility — 775 sq ft

The upper-floor A1 variants retain the same 775 sq ft area, comprising a 6 sq m balcony and 5 sq m air-conditioning ledge.

The units are:

  • Type A1: #02-03 and #04-03
  • Type A1-a: #03-03
  • Type A1-b: #05-03

The “a” and “b” variants largely reflect their respective floor levels and facade conditions rather than fundamental changes to the internal layout. The core arrangement remains consistent.

The living and dining area is reasonably direct, with the balcony extending from the living room. This allows natural light to enter the main communal space and gives occupants an outdoor area from which to enjoy the surrounding environment.

The bedrooms are positioned away from the entrance, creating separation between the private and communal sections. Both bedrooms can accommodate conventional bed arrangements, and the inclusion of two bathrooms makes the unit more workable for two unrelated occupants than a one-bathroom layout.

The kitchen is compact and positioned near the entrance. Its counter arrangement should be sufficient for everyday cooking, although households that prepare elaborate meals may find the working and storage space more limited. There is also no separate yard or WC, so laundry must be incorporated into the kitchen area.

One advantage is that the household shelter is accessed from the living area rather than placed deep inside a bedroom corridor. This makes it convenient for general household storage. Conversely, its doors and wall mass occupy part of the living-room perimeter, reducing the amount of uninterrupted wall space available for furniture.

At 775 sq ft, this should not be assessed as a spacious family apartment. Its strength lies in providing two proper bedrooms, two bathrooms and a utility room within a relatively compact footprint.

Best suited to: couples planning for a child, small three-person families, downsizers who still want a guest room, buyers requiring a home office and investors targeting tenants who value two bathrooms.

Types A2 and A2-a: 2 Bedroom + Utility — 818 sq ft

Types A2 and A2-a increase the size to 818 sq ft. Both include a 6 sq m balcony and a 5 sq m air-conditioning ledge.

The units are:

  • Type A2: #02-04 and #04-04
  • Type A2-a: #03-04

Since the external components are the same size as those in Type A1, the 43 sq ft difference is effectively added to the enclosed portion of the apartment. Type A1 has approximately 61 sq m of enclosed area after deducting its balcony and air-conditioning ledge, whereas Type A2 has approximately 65 sq m.

That additional internal space is more meaningful than the headline difference may initially suggest.

The A2 layout has a wider and more regularly proportioned living and dining zone. Its open-plan kitchen runs along the side of the apartment, so the communal area feels less interrupted. The balcony is connected directly to the living room and helps widen the visual frontage.

The bedrooms are grouped on the other side of the home. Bedroom 2 is positioned close to the common bathroom, while the master bedroom occupies the more private end and has its own attached bathroom.

The household shelter or utility room is near the entrance. This is convenient for storing footwear, travel items, sports equipment or other objects that residents may want to put away immediately after entering the home. Its entrance position also prevents storage activities from interfering with the bedrooms.

Compared with A1, A2 feels more appropriate for long-term owner occupation. The larger communal area should make it easier to accommodate both a proper sofa arrangement and a dining table without creating an overly narrow circulation route.

Best suited to: couples intending to remain in the home for several years, small families, downsizers who entertain occasionally and buyers who find Type A1 efficient but slightly too compact.

Type A2-b: 2 Bedroom + Utility — 883 sq ft

Type A2-b is a unique fifth-storey unit (#05-04) and the largest two-bedroom home at The Shorefront by stated strata area.

However, its larger 883 sq ft area does not result in a bigger floor plate than Type A2-a. The difference arises from the high ceiling over the master bedroom, created by the building’s pitched roof. The ceiling reaches approximately 5.6m at its highest point and 3.1m at its lowest, giving the master bedroom a more dramatic sense of height and openness.

Apart from this high-ceiling volume, the remaining layout and dimensions are essentially the same as Type A2-a, including the 6 sq m balcony and 5 sq m air-conditioning ledge. Buyers should therefore view A2-b as a distinctive high-ceiling version of A2-a rather than a substantially larger two-bedroom apartment.

Best suited to: couples, downsizers and small families who appreciate a more distinctive master bedroom with greater vertical volume, while retaining the practical A2 layout.

Type B1-G: 3 Bedroom + Utility with Furniture Loft — 980 sq ft

Type B1-G is unit #01-02. It measures 980 sq ft and includes a 9 sq m PES and a 6 sq m air-conditioning ledge.

Like A1-G, the 4.75m ceiling height allows for a furniture loft. The ground-floor layout otherwise follows the B1 family configuration, offering three bedrooms, two bathrooms, a household shelter or utility room and an open kitchen.

The communal area opens towards the PES, while the three bedrooms are arranged together in a private wing. This consolidated bedroom arrangement works well for families with young children because the rooms remain close to the master bedroom.

At 980 sq ft, the apartment is not oversized for a three-bedroom home, but its shape is relatively efficient. There are no excessively long corridors, and the layout provides essential storage without sacrificing bedroom space.

The furniture loft adds personality and potential utility, but purchasers should consider whether they will use it regularly. Buyers who don’t need an elevated platform may prefer a conventional upper-floor B1, particularly if they value a balcony, privacy, and an elevated outlook.

Best suited to: families with one or two children, buyers who appreciate loft-style furniture, pet owners and households wanting direct access to a PES.

The B1 Series: 3 Bedroom + Utility — 980 sq ft

The B1 family consists of two orientations across Stacks 01 and 02:

  • B1-G and B1-G*: #01-02 and #01-01
  • B1 and B1*: #02-02 and #02-01
  • B1-a and B1-a*: #03-02 and #03-01
  • B1-b and B1-b*: #04-02 and #04-01
  • B1-c: #05-02

The upper-floor units include a 9 sq m balcony and a 6 sq m air-conditioning ledge. After deducting these external components, the enclosed portion is approximately 76 sq m.

The B1 configurations are the largest regular three-bedroom units at The Shorefront. They provide a conventional family arrangement with all three bedrooms grouped along one side or end of the home. The master bedroom has an attached bathroom, while Bedrooms 2 and 3 share the common bathroom.

This layout should work well for a family with two children. Bedrooms 2 and 3 are effectively the same in size, reducing the likelihood that one child will receive a substantially smaller room. Alternatively, one room can become a study or guest room.

The living and dining space is connected to a relatively generous balcony. Compared with B2, B1 allocates more strata area to its balcony and air-conditioning ledge. This could be attractive in a coastal development, where residents may place greater value on outdoor living and views.

The kitchen remains open and compact, while laundry facilities are incorporated into the kitchen zone. Buyers who cook heavily can consider installing a glass partition, subject to relevant approvals and technical feasibility, to contain grease and cooking smells.

The household shelter is positioned beside the kitchen and entrance zone. It can function as a pantry, storeroom or utility space, helping to keep larger appliances and household items away from the bedrooms.

Although the B1 series carries several different suffixes, the principal buying considerations are likely to be stack, floor, outlook and facade treatment rather than major internal differences.

Best suited to: families with up to two children, couples requiring two separate work rooms, long-term owner-occupiers and buyers who value a larger balcony in keeping with the development’s coastal setting.

Types B2 and B2-a: 3 Bedroom + Utility — 926 sq ft

Types B2 and B2-a measure 926 sq ft and include a 7 sq m balcony and 4 sq m air-conditioning ledge.

The units are:

  • Type B2: #02-05 and #04-05
  • Type B2-a: #03-05

At first glance, B2 may appear considerably smaller than B1 because there is a 54 sq ft difference in total strata area. However, the internal-area comparison tells a more nuanced story.

B1 allocates approximately 15 sq m to its balcony and air-conditioning ledge, leaving around 76 sq m enclosed. B2 allocates approximately 11 sq m to these external components, leaving around 75 sq m enclosed.

Therefore, although B2 is 54 sq ft smaller on paper, its estimated enclosed interior is only about 1 sq m smaller than B1. Much of the headline size difference is attributable to B1’s larger balcony and air-conditioning ledge.

This makes B2 one of the most interesting layouts in the development. Buyers who rarely use balconies may find it more efficient because a greater proportion of the total strata area is concentrated indoors.

The entrance leads past the kitchen and utility room before opening into the dining and living area. The balcony extends from the living room, while the three bedrooms form a separate wing on the opposite side.

The master bedroom is at the end of the private wing and has an ensuite bathroom. Similar to Type B1, Bedrooms 2 and 3 are comparable in size and share the common bathroom.

Compared with Type B1, Type B2 has a smaller outdoor area while retaining most of the enclosed functionality. However, orientation is another important distinction: the B2 units face Jalan Loyang Besar, whereas the B1 series enjoys an unblocked outlook towards Pasir Ris Park. B2 may still offer better value if it is priced meaningfully lower, particularly for practical owner-occupiers who prioritise indoor functionality over balcony size and views.

Best suited to: budget-conscious families, buyers who prefer internal space over a larger balcony, investors seeking a three-bedroom unit at a lower overall quantum and households that need three rooms but can accept more compact proportions.

Type C1-PH: 3 Bedroom + Flexi + Study + Utility — 1,679 sq ft

Type C1-PH is unit #05-01 and the largest home at The Shorefront. Measuring 1,679 sq ft, it includes a 9 sq m balcony and a 10 sq m air-conditioning ledge. Its layout comprises three bedrooms, a flexi area, a dedicated study corner, three bathrooms and a household shelter or utility room across two levels.

The main level contains the living and dining area, open kitchen, utility room, master suite, Bedroom 2 and study. The study provides a dedicated work-from-home space without sacrificing a bedroom, while the flexi area can accommodate a secondary lounge, play area or occasional guest space.

Bedroom 3 and Bath 3 occupy the upper level, providing greater privacy for an older child, guest or family member. However, the internal staircase may be less convenient for households with elderly occupants or very young children.

Importantly, the stated strata area includes the pitched-roof volume over the living area and master bedroom. The living area has a ceiling height ranging from approximately 3.05m at its lowest point to 5.75m at its peak. The master bedroom similarly benefits from a pitched ceiling measuring approximately 2.55m at its lowest point and 5.7m at its highest.

These dramatic ceiling heights create an impressive sense of openness and architectural character, particularly in the living area and master bedroom. However, buyers should not interpret the entire 1,679 sq ft as conventional walkable floor area, as part of the strata calculation is attributable to these high-ceiling volumes.

Overall, C1-PH is likely to appeal more to buyers who value spatial drama, flexible rooms and distinctive architecture than those focused purely on maximising usable floor area.

Best suited to: larger families, hybrid-working households, families with an older child seeking greater privacy, frequent hosts and owner-occupiers who appreciate high ceilings, architectural volume and flexible living spaces.

Type C2-PH: 4 Bedroom + Utility — 1,572 sq ft

Type C2-PH is unit #05-05 and the only four-bedroom residence at The Shorefront. It measures 1,572 sq ft, including a 7 sq m balcony, a 4 sq m air-conditioning ledge and the strata void created by its high ceilings.

The main level accommodates the living and dining area, open kitchen, utility room, master suite and Bedroom 2. Its centrepiece is the double-volume living and dining space, which reaches approximately 8.05m in height, giving the communal area an impressive sense of scale and openness.

The master bedroom also features a pitched roof, with its ceiling rising from approximately 3.1m at the lowest point to 5.6m at its peak. Bedroom 2 is located on the same level near the common bathroom, making it potentially suitable for an elderly parent or guest who may prefer to avoid the staircase.

Bedrooms 3 and 4 are positioned on the upper level alongside Bath 3, creating a separate sleeping zone that may appeal to families with teenagers or adult children. Bedroom 3 has an impressive ceiling height of approximately 4.75m, while Bedroom 4 features a pitched roof ranging from approximately 2.55m to 4.7m. These elevated ceilings give both rooms a more spacious and distinctive character.

Buyers should note that the stated strata area includes the void associated with the double-volume living and dining space and other high-ceiling volumes. Consequently, the entire 1,572 sq ft should not be interpreted as conventional walkable floor area. Instead, these spaces contribute architectural character and a more dramatic penthouse living experience.

Although C2-PH has a smaller stated strata area than C1-PH, it provides an additional formal bedroom. This makes it the more straightforward option for households prioritising bedroom count, while C1-PH may better suit buyers who prefer dedicated study and flexible spaces.

Best suited to: families with three children, multigenerational households, families with teenagers, buyers requiring four enclosed bedrooms and owner-occupiers who value dramatic ceiling heights and clearly separated sleeping zones.

C1-PH or C2-PH: Which Penthouse Is Better?

Neither penthouse is automatically superior because the two layouts serve different priorities.

Which The Shorefront Unit Type Offers the Best Value?

The answer depends on how the home will be used.

Best Entry-Level Option: Type A1

Type A1 provides the essential two-bedroom programme at the smallest size and likely the lowest quantum. It remains practical because it includes two bathrooms and a household shelter.

Best Two-Bedroom for Owner-Occupation: Type A2

Type A2 offers more enclosed internal area than A1 without reaching the size and potential pricing of the unique A2-b. It appears to provide the most balanced two-bedroom layout for long-term occupation.

Most Spacious Two-Bedroom: Type A2-b

A2-b is the clear choice for buyers who want two bedrooms without feeling compelled to purchase a three-bedroom home. However, its price should be compared directly with B2.

Best Three-Bedroom for Balcony Lovers: Type B1

B1 provides a larger balcony and the biggest regular three-bedroom strata area. It suits buyers who expect to use the outdoor space and value the coastal-living experience.

Best Space-Efficient Three-Bedroom: Type B2

B2 is smaller in strata area but has almost as much estimated enclosed area as B1. If priced lower, it could offer one of the development’s strongest combinations of functionality and quantum.

Best Flexible Penthouse: Type C1-PH

C1-PH is the more versatile penthouse, particularly for households requiring a study, guest accommodation or multiple home-working zones.

Best Penthouse for Larger Families: Type C2-PH

C2-PH is the more conventional choice for families that need four bedrooms and want some separation between parents, children and guests.

Important Considerations Before Choosing a Unit
1. Do Not Compare Units by Strata Area Alone

Balconies, PES areas, air-conditioning ledges and penthouse voids are included in the stated strata areas. Buyers should compare the amount of enclosed, walkable interior rather than relying solely on the headline square footage.

This is especially relevant when comparing B1 with B2 and when evaluating either penthouse against a conventional single-level apartment.

2. Decide How Much You Will Use the Balcony

B1’s larger balcony may be worthwhile for buyers who enjoy outdoor dining, gardening or spending time outside. Buyers who expect to keep the balcony largely unused may obtain better space efficiency from B2.

3. Consider the Practicality of the Furniture Lofts

The ground-floor loft versions create visual interest and another usable surface, but they will not suit every household. Buyers should consider accessibility, safety and how frequently the platform will genuinely be used.

4. Study the Stack and Outlook

In a boutique coastal development, floor level and orientation can significantly affect privacy, natural light, and the quality of the outlook. Buyers should verify the actual view from each stack and consider whether future landscaping or neighbouring structures may affect it.

5. Assess Open-Kitchen Living Honestly

The regular units use open kitchens without a separate yard. This creates a more spacious communal area, but households that cook heavily should consider cooking smells, storage and laundry arrangements before committing.

6. Penthouses Require a Different Form of Space Evaluation

A double-volume living room can feel impressive, but the associated void contributes to strata area without becoming usable floor space. Penthouse buyers should evaluate room dimensions, furniture placement and actual walkable space on both levels.

Final Assessment

Despite its boutique scale, The Shorefront’s unit mix is clearly geared towards owner-occupiers. Every regular apartment starts with at least two bedrooms, two bathrooms and a household shelter or utility room. This gives even the smallest units a reasonable degree of long-term practicality.

Among the two-bedroom homes, Type A1 offers the most accessible entry point, while Type A2 provides the better balance for owner-occupiers. The unique A2-b is the premium two-bedroom option but should be compared carefully with the three-bedroom B2 before a decision is made.

For family buyers, B1 offers a more generous balcony and a larger overall strata area. B2, however, may be the more efficient purchase because its enclosed interior is almost as large despite its smaller headline size.

The two penthouses address different lifestyles. C1-PH prioritises flexibility through its study and flexi room, while C2-PH provides the more conventional four-bedroom family programme.

Ultimately, the best unit at The Shorefront is not necessarily the largest. The most suitable choice depends on whether the buyer values enclosed space, balcony area, bedroom count, flexible rooms, or the architectural experience of a duplex home. Buyers who make those distinctions carefully will be better positioned to select a layout that remains functional long after the initial appeal of coastal living.
