Sophia Meadow is a boutique residential development in District 9 that takes a noticeably different approach from the large-scale condominium launches increasingly common across Singapore.
Its location places residents close to Orchard Road while retaining the more secluded residential character of the Mount Sophia area. Sophia Meadow is positioned as a private sanctuary in the heart of the city, with Dhoby Ghaut MRT Interchange, Orchard Road, Plaza Singapura, The Cathay and Mount Emily Park all within close proximity.
But location alone does not determine whether a development makes sense for a particular buyer.
The more important question is:
What kind of household has each Sophia Meadow floor plan actually been designed for?
Sophia Meadow offers a relatively focused unit mix ranging from 1-bedroom apartments of 484 sq ft to 3-bedroom apartments of up to 893 sq ft. The development comprises four broad residential categories — 1 Bedroom, 1 Bedroom + Study, 2 Bedroom and 3 Bedroom — distributed across five residential levels.
Within these categories, however, layouts differ substantially.
Some configurations appear particularly suitable for investors and singles. Others make more sense for couples working from home, while the larger 2- and 3-bedroom layouts shift toward owner-occupation and family living.
In this review, we take a closer look at each floor plan and identify the buyer profile that may find it most suitable.

Instead, the floor plans appear to prioritise accommodating the necessary rooms and functions within relatively controlled strata areas.
That distinction becomes increasingly important as we move through the different configurations.
1. Type A1 — 1 Bedroom, 484 sq ft
The Investment-Oriented Entry Unit
Type A1 measures approximately 484 sq ft (45 sqm).
It is also one of the most widely repeated layouts within Sophia Meadow, appearing at #01-01 to #05-01, with mirrored versions at #01-06 and #02-09 to #05-09.
For buyers looking at Sophia Meadow primarily as a District 9 investment property, this is arguably the most straightforward unit to understand.
The layout is essentially organised into three zones.
You enter beside the kitchen, with the household shelter positioned near the entrance. The kitchen then transitions into the dining and living areas, while the master bedroom and bathroom occupy the more private end of the apartment.
A Proper Living and Dining Programme
One useful characteristic of the A1 floor plan is that it does not appear to sacrifice the dining area simply because it is a one-bedroom apartment.
The plan shows a four-seater dining table immediately beside the kitchen, followed by a distinct living area. This separation helps the apartment function more like a home than an oversized studio.
The bedroom is also physically separated from the living room, rather than being accessed directly beside the entrance.
The Household Shelter Is Particularly Useful
Storage is frequently one of the biggest compromises in smaller apartments.
The A1 includes a household shelter beside the entrance, giving residents a dedicated place for luggage, cleaning equipment, bulk purchases and other belongings that would otherwise occupy valuable living space.
For a 484 sq ft apartment, that is meaningful.
Who Is the A1 Best Suited For?
The A1 should appeal particularly to:
- property investors,
- single professionals,
- couples who do not require a study,
- buyers seeking the smallest unit type in Sophia Meadow,
- parents purchasing a centrally located apartment for an adult child.
Its location strengthens this positioning.
Dhoby Ghaut MRT Interchange and Orchard Road are within 500 metres, together with nearby institutions including SOTA, LASALLE, NAFA and SMU.
That combination could broaden the rental audience beyond conventional CBD tenants to professionals, students, and individuals wanting convenient access to the central area.
Verdict: The A1 is arguably Sophia Meadow’s clearest investor-oriented configuration.
2. Type A2 — 1 Bedroom + Study, 560 sq ft
Potentially the Sweet Spot for Couples and Hybrid Workers
Moving from the A1 to A2 increases the area from 484 sq ft to approximately 560 sq ft (52 sqm). Type A2 occupies #02-05 to #05-05.
The additional 76 sq ft does something important:
It introduces a dedicated study.
That significantly changes the potential buyer profile.
Why the Study Matters
A conventional one-bedroom apartment works well when home is primarily somewhere to live and sleep. It becomes more challenging when one or both occupants regularly work from home.
The A2 provides a dedicated study positioned between the entrance area and master bathroom. This gives owners the option to create a proper workstation without placing a desk in the bedroom or sacrificing part of the dining table.
For hybrid-working professionals, that could materially improve everyday usability.
The study also introduces flexibility beyond working from home. Depending on how the owner furnishes it, the space could potentially function as a reading room, hobby area, additional storage zone or multipurpose room.
A More Substantial Kitchen and Dining Zone
The floor plan also shows the kitchen extending along one side of the apartment, with the dining area occupying a defined space beyond it. A household shelter near the entrance preserves the practical storage advantage seen elsewhere in the development.
The result is an apartment that can accommodate more functions than its one-bedroom designation might initially suggest.
Who Is the A2 Best Suited For?
The A2 should appeal particularly to:
- professional couples,
- single owner-occupiers wanting a home office,
- hybrid or remote workers,
- investors targeting tenants who value workspace,
- buyers who find a conventional 1-bedroom too restrictive.
The A2 may therefore represent one of Sophia Meadow’s most versatile smaller units.
An investor choosing between A1 and A2 should consider whether the additional acquisition cost attached to the larger strata area can be justified by potentially broader tenant appeal.
An owner-occupier, however, may find the decision easier. For everyday living, 560 sq ft with a study is materially more flexible than 484 sq ft without one.

3. Type B1 — 2 Bedroom, 614 sq ft
Compact Two-Bedroom With Strong Functional Separation
Type B1 is the smallest 2-bedroom configuration at approximately 614 sq ft (57 sqm) and runs from #01-03 to #05-03.
This is where Sophia Meadow begins transitioning from predominantly single- or couple accommodation to layouts that can support small households.
Despite its compact area, B1 provides:
- two bedrooms,
- two bathrooms,
- living and dining spaces,
- kitchen,
- household shelter,
- and a bay window.
Two Bathrooms Change the Usability Considerably
Having two bedrooms is useful. Two bedrooms and two bathrooms make the apartment substantially more practical. It means a couple can use Bedroom 2 as a study or guest room without visitors having to use the master bathroom.

Verdict: One of the more investment-oriented 2-bedroom layouts because it delivers two bedrooms and two bathrooms within just 614 sq ft.
4. Type B2 — 2 Bedroom, 624 sq ft
A More Open Living-Dining Configuration
Type B2 measures approximately 624 sq ft (58 sqm) and occupies #02-07 to #05-07. Although only 10 sq ft larger than B1, its geometry is quite different.
The entrance leads past the household shelter and kitchen before opening into the living and dining area. A bay window runs along the living room, while Bedroom 2 sits beside the dining area. Again, there are two bathrooms.
Better Suited to Buyers Who Prioritise Common Space
The B2 floor plan creates a relatively wide common living zone, with the sofa and dining table positioned together rather than along a narrow linear corridor.
That may make the apartment feel more sociable.
For a couple occupying the unit themselves, Bedroom 2 could become:

- or additional wardrobe and storage space.
This flexibility gives the B2 considerably more longevity than a 1-bedroom apartment for owner-occupiers whose requirements may change over time.

5. Type B3 — 2 Bedroom, 624 sq ft
Similar Size, Different Spatial Priorities
Type B3 is also approximately 624 sq ft (58 sqm) and occupies #02-04 to #05-04. The key point is that equal floor area does not mean an equal floor plan.
Compared with B2, the B3 adopts a substantially different layout.
The entrance, household shelter, kitchen and bathrooms are concentrated towards one side of the apartment, while the master bedroom occupies a more private position further inside.
This creates a different internal experience, even though the total strata area is identical to B2.

6. Type B4 — 2 Bedroom, 635 sq ft
The Largest Two-Bedroom Option
At approximately 635 sq ft (59 sqm), Type B4 is the largest standard 2-bedroom configuration at Sophia Meadow and occupies #02-06 to #05-06. It is only marginally larger than B2 and B3, but its layout again follows a different arrangement.
The entrance opens towards the household shelter and kitchen, with Bath 2 positioned near the common zone. The master bathroom and master bedroom sit further inside the apartment.
Why Buyers May Choose B4
The additional floor area is modest, so the appeal of B4 should not be evaluated simply as “the biggest 2-bedroom.”
Instead, buyers should compare:

- circulation,
- stack orientation,
- and the price premium over B1, B2 and B3.

7. Type C1 / C1P — 3 Bedroom, 840 sq ft
Sophia Meadow’s Compact Family Home
Type C1 measures approximately 840 sq ft (78 sqm). The standard C1 occupies #02-08 to #05-08, while C1P is the first-storey #01-05 unit. Both are approximately 840 sq ft.
The main visible difference between the two configurations is that C1P has a PES, while the upper-floor C1 has a balcony. This is the first configuration that clearly targets a conventional family household.
The layout provides:
- three bedrooms,
- two bathrooms,
- living area,
- dining area,
- kitchen,
- and outdoor space.
A Compact but Recognisable Family Layout
At 840 sq ft, space utilisation inevitably matters. Bedrooms 2 and 3 are positioned together, while the master suite sits separately.
The master bedroom has its own bathroom, with Bath 2 serving the two common bedrooms and visitors. This is a typical family arrangement.
Bay Windows in Bedrooms 2 and 3
The floor plan shows bay windows in both common bedrooms.
These become important considerations because furniture planning in compact bedrooms is particularly sensitive to window ledges, wardrobes and door positions.
Buyers intending to use all three rooms as permanent bedrooms should therefore examine the actual dimensions carefully rather than simply relying on the 840 sq ft headline area.
C1 Versus C1P
The choice between the two comes down partly to lifestyle.
C1P provides a PES and may appeal to buyers who enjoy direct outdoor space. C1, on the other hand, substitutes this with a balcony on the upper floors.
For buyers concerned about privacy or proximity to communal areas, the upper-floor C1 may be preferable.
Who Is the C1/C1P Best Suited For?
The C1 and C1P should appeal particularly to:
- families with one or two children,
- couples wanting two flexible rooms,
- families wanting District 9 without requiring a very large apartment,
- owner-occupiers rather than purely yield-driven investors,
- buyers downsizing from larger properties but still requiring three bedrooms.
Verdict: A compact family apartment where efficient use of every room will matter.
8. Type C2 — 3 Bedroom, 850 sq ft
A Different Interpretation of the Three-Bedroom Home
Type C2 measures approximately 850 sq ft (79 sqm) and occupies #02-02 to #05-02. Although it is only 10 sq ft larger than C1, the floor plan differs substantially.
The bedrooms are grouped together towards one side of the apartment. The master bedroom has an ensuite bathroom, while Bedrooms 2 and 3 share Bath 2. The kitchen is positioned close to Bedroom 3, with the dining area immediately beyond.
More Conventional Bedroom Zoning
For family buyers, grouping the bedrooms together has advantages. Parents with younger children may prefer having the children’s bedrooms relatively close to the master bedroom.
The shared circulation also creates a clearer private sleeping zone separated from the main living area. The difference between C1 and C2 therefore has less to do with their 10 sq ft size difference and more to do with how buyers prefer the home’s private areas to be organised.
Who Is the C2 Best Suited For?
The C2 should appeal particularly to:
- families with younger children,
- couples planning to start a family,
- buyers wanting three genuine bedrooms,
- owner-occupiers who prefer bedrooms grouped together,
- buyers intending to stay for the medium to long term.
Verdict: Potentially one of the more naturally family-oriented configurations in Sophia Meadow.
For a conventional property investor, the A1 1 Bedroom deserves particularly close attention.
At 484 sq ft, it has the smallest floor area in the development while still offering a proper bedroom, dining space, living room, kitchen, bathroom, and household storage.
That could help keep the absolute purchase quantum below the larger configurations. The A2 is arguably the more versatile apartment, however. Its 560 sq ft layout adds a study, potentially broadening the rental audience to hybrid-working professionals and couples.
Among the 2-bedroom apartments, B1 at 614 sq ft may be worth studying from an efficiency perspective because it delivers two bedrooms and two bathrooms within the smallest 2-bedroom footprint.
The ultimate investment decision, however, should depend heavily on actual pricing and yield, which we will highlight in another post.
A more efficient floor plan is not necessarily the better investment if its $PSF or absolute price is materially higher.
Which Sophia Meadow Unit Is Best for Couples?
For couples buying for their own occupation, the A2 1 Bedroom + Study stands out.
The study provides a useful buffer between buying a basic 1-bedroom and committing to the considerably higher quantum of a 2-bedroom. For couples with larger budgets or plans to start a family, one of the B-series apartments offers substantially more flexibility.
Among them, B2, B3, and B4 should be compared primarily on layout preference and pricing rather than floor area alone, since they range from only 624 to 635 sq ft.
Which Sophia Meadow Unit Is Best for Families?
Families should logically concentrate on the C-series. The C1/C1P provides three bedrooms within 840 sq ft, while C2 increases this slightly to 850 sq ft.
C2’s bedroom arrangement may suit households with younger children, as the sleeping areas are grouped relatively closely together.
For buyers seeking the largest residence within Sophia Meadow, the 893 sq ft C2P is the obvious candidate, particularly for those who appreciate having more private outdoor space. Its larger patio/PES adds a lifestyle dimension, although families should recognise the trade-off between more outdoor space and the characteristics that come with a ground-floor unit.
Sophia Meadow’s advantage is not oversized suburban living. It is the ability to obtain a multi-bedroom home within a boutique District 9 development close to Orchard Road, Dhoby Ghaut and the wider city centre.
A Location That Influences Which Units Make Sense
Sophia Meadow’s unit mix makes more sense when viewed in the context of its location. Dhoby Ghaut MRT Interchange and the Orchard Road shopping belt are within 500 metres, while The Cathay and Plaza Singapura are also within 500 metres. St. Margaret’s School (Primary) is within 500 metres, alongside proximity to SOTA and several tertiary arts institutions.
At the same time, Mount Emily Park is within 500 metres, giving the development a useful contrast between central urban accessibility and the greener residential environment around Mount Sophia.
That combination helps explain the compact unit mix. The development is not trying to compete primarily on sheer apartment size.
Instead, its proposition is centrality combined with residential privacy.
For an investor, that location could be a key argument for choosing the smaller A1 or A2 units.
For owner-occupiers, meanwhile, it may reduce the need to sacrifice centrality to obtain a quieter residential environment.
Facilities Also Matter More in a Compact Development
When apartments are relatively compact, communal facilities effectively become extensions of the home.
Sophia Meadow’s first-storey facilities include a swimming pool, lounge and gym, while the roof terrace provides a play area, exercise area, communal gathering spaces and landscaping.
The rooftop gathering environment also incorporates dining and social spaces surrounded by greenery, giving residents somewhere outside their apartments to entertain or relax.
For residents of a 484 sq ft or 560 sq ft apartment, these communal environments matter more than they might in a much larger home.
Rather than paying for a larger private apartment purely to accommodate occasional entertaining, residents have communal spaces available elsewhere within the development.
Final Verdict: Which Sophia Meadow Unit Type Should You Choose?
There is no universally “best” floor plan at Sophia Meadow because each category serves a different purchasing objective.
For investors: The A1 1 Bedroom at 484 sq ft offers the most straightforward entry point, while B1 deserves consideration from buyers wanting exposure to the 2-bedroom rental segment.
For singles buying for own stay: The A2 1 Bedroom + Study at 560 sq ft may provide the best balance between compactness and everyday flexibility.
For professional couples: Again, A2 is compelling if a second bedroom is unnecessary. Otherwise, the B-series provides much greater long-term flexibility.
For young couples planning for children: A 2-bedroom such as B2, B3 or B4 may provide a more practical medium-term solution than stretching a one-bedroom layout beyond its intended use.

For buyers wanting the largest Sophia Meadow residence: The C2P at 893 sq ft is the clear flagship, with outdoor patio space.
Ultimately, Sophia Meadow’s strongest proposition is not simply how much floor area buyers receive. It is what each floor plan accomplishes within that area.
From the 484 sq ft A1 through to the 893 sq ft C2P, the layouts progressively move from investment-oriented urban apartments towards genuine family residences without abandoning the development’s compact character.
For investors, that means paying close attention to quantum, $PSF and rental efficiency. For owner-occupiers, it means looking beyond price per square foot and asking a more practical question:
Does the floor plan support the way you intend to live for the next five to ten years? That is ultimately the more useful way to choose between Sophia Meadow’s different unit types.
