For both homeowners and investors, the appeal of Dunearn House therefore lies not simply in what surrounds it today, but in how the broader neighbourhood could evolve over the coming decade.

MRT Connectivity: Sixth Avenue MRT Is the Immediate Advantage

One of Dunearn House’s clearest location advantages is its proximity to Sixth Avenue MRT station on the Downtown Line. According to Google Maps, Sixth Avenue MRT is approximately a five-minute walk from the development.

That gives residents a practical car-free commuting option from day one. From Sixth Avenue, King Albert Park is one MRT stop away, Botanic Gardens is two stops away, Stevens is three stops away, and Newton is four stops away. Botanic Gardens provides an interchange with the Circle Line, Stevens connects with the Thomson-East Coast Line, while Newton provides access to the North-South Line.

This is significant from an investment perspective because a condominium that is walkable to an MRT station is not restricted to tenants working within the immediate neighbourhood. Professionals commuting towards Newton, Stevens, Bugis, Downtown and the CBD can also consider Dunearn House without depending on a car.

The longer-term connectivity story is potentially even more compelling. The future Turf City MRT station is approximately a seven-minute walk from Dunearn House. If completed as planned, residents could eventually enjoy convenient access to two MRT stations, giving the project another layer of public-transport connectivity.

For investors, however, it is important to distinguish between these two advantages. Sixth Avenue MRT is an existing and immediately usable amenity. Turf City MRT forms part of the future growth story and should therefore be treated as prospective rather than current value.

Bus Connectivity Strengthens Day-to-Day Convenience

While MRT proximity receives most of the attention in property marketing, buses are particularly important in Bukit Timah because many schools, shopping clusters and neighbourhood amenities are distributed along Bukit Timah Road and Dunearn Road.

Nanyang Girls’ High School is approximately two bus stops away, while KAP Mall and Dunearn Village are approximately three bus stops away. Coronation Shopping Plaza is stated as being approximately five bus stops from the development.

There are also bus stops close to the development along Dunearn Road and Bukit Timah Road. Current location databases list stops around the Sixth Avenue and Swiss Club Road area within a few hundred metres of the project, further reinforcing the usefulness of buses for short neighbourhood journeys.

This matters particularly to families. A child travelling to school does not necessarily have to make an MRT journey for every trip, while residents heading to King Albert Park, Coronation or another part of the Bukit Timah education belt may find a direct bus more convenient.

Driving Connectivity: Fast Access to the PIE

Dunearn House’s car-lite positioning should not be mistaken for poor road connectivity. The Pan Island Expressway (PIE), accessible via Eng Neo Avenue, is approximately a three-minute drive from the development.

By car, One Holland Village is around nine minutes away, Orchard Road about twelve minutes, and Dempsey Hill roughly fourteen minutes, although actual journey times will naturally vary with traffic conditions.

For owner-occupiers, this provides a practical balance: convenient MRT access for weekday commuting, complemented by relatively easy road connectivity for families who drive.

That said, car-owning households should take note of the development’s parking provision. Dunearn House comprises 380 residential units but provides 228 regular parking lots and three accessible lots, reflecting its eco-conscious, car-lite planning approach.

For households with two cars, or buyers who view guaranteed parking as essential, the eventual parking allocation and entitlement terms will be an important detail to examine closely.

Shopping, Groceries and Dining Around Dunearn House

Unlike a condominium integrated directly with a large shopping mall, Dunearn House benefits from several smaller retail and lifestyle clusters distributed across the surrounding Bukit Timah neighbourhood.

Guthrie House is stated as being approximately a seven-minute walk from Dunearn House, while Sixth Avenue Centre is about a six-minute walk away. These are likely to be the most frequently used neighbourhood amenities for residents seeking meals, groceries and everyday services.

Further west, KAP Mall and Dunearn Village are four and three bus stops away respectively, while Coronation Shopping Plaza is around five bus stops away. Heading east along the Downtown Line brings residents towards Adam Road Food Centre, Serene Centre and Cluny Court, which is two MRT stops away.

The wider Bukit Timah area offers a well-established lifestyle ecosystem, with supermarkets, European grocers, boutiques, specialist retailers, healthcare services and enrichment options. These amenities are spread across familiar destinations such as Guthrie House, Sixth Avenue, Serene Centre, Cluny Court, Dempsey Hill and Dunearn Village.

For homeowners, this creates a different lifestyle from living above a mega-mall. Rather than relying on one commercial complex, residents have several distinct neighbourhood destinations, each with its own mix of dining and retail.

For investors, that diversity can be positive because it broadens the project’s appeal to different tenant profiles. A young professional may value Sixth Avenue MRT and cafés, while an expatriate family may place greater emphasis on supermarkets, international schools, clubs and access to Dempsey or Holland Village.

Primary Schools Near Dunearn House: Understanding the 1km and 1–2km Bands

The Bukit Timah education belt remains one of Dunearn House’s most compelling attributes for families. That said, because OneMap has not yet been updated with the development’s final block numbers and postal codes, the exact distance to nearby primary schools cannot yet be confirmed with absolute certainty.

Based on currently available OneMap-derived property databases, Methodist Girls’ School (Primary) appears to be located within approximately 1km of the development, while Raffles Girls’ Primary School appears to fall within the 1km to 2km distance band. These figures should, however, be regarded as indicative until Dunearn House’s official address details are finalised.

The wider Bukit Timah area is also home to several highly regarded primary schools, including Nanyang Primary School, Henry Park Primary School and Pei Hwa Presbyterian Primary School. Based on the current OneMap radius map, some of these schools appear to fall within 2km of the development, or close to the edge of the 2km catchment.

For buyers placing significant weight on Primary 1 registration eligibility, it would therefore be prudent to verify the exact Dunearn House block using MOE’s SchoolFinder or the official distance-checking tool once the development’s final address information is available.

This distinction is important, as even a small variation in measured distance can affect Primary 1 registration priority. In some cases, different blocks within the same development may also produce different results under the official distance-measurement methodology.

Even without relying solely on the Primary 1 distance argument, Dunearn House is surrounded by an unusually strong concentration of schools.

Methodist Girls’ School, National Junior College and Hwa Chong Institution are also one MRT stop away, while Nanyang Girls’ High School is two bus stops away.

The wider area also includes Singapore Chinese Girls’ School, St Joseph’s Institution and several international schools. Swiss School is approximately four minutes’ drive away, while Holland International School, Singapore Korean International School and Chatsworth International School are approximately five minutes’ drive away.

For homeowners, the advantage is not simply access to one famous school. Families can potentially remain within the same broad residential neighbourhood through preschool, primary, secondary and pre-university education.

For investors, the international-school cluster is also relevant because it broadens the potential expatriate tenant base. Family tenants often place school commuting time high on their list of housing criteria, particularly when children attend international schools.

Nature and Recreation: One of Dunearn House’s Most Distinctive Advantages

Dunearn House’s location is particularly compelling for buyers who place a premium on greenery and outdoor recreation.

The surrounding nature network includes the Rail Corridor, Bukit Timah Nature Reserve, Rifle Range Nature Park, MacRitchie Reservoir and Singapore Botanic Gardens. The Rail Corridor is approximately a nine-minute cycle away, Rifle Range Nature Park approximately five minutes by car, MacRitchie Reservoir six minutes and Bukit Timah Nature Reserve seven minutes. More importantly, the planned Bukit Timah-Rochor Green Corridor passes by Dunearn House. The Green Corridor is a 1.4km elevated linear park running above and along the historic Bukit Timah Canal towards Sixth Avenue, forming part of a larger recreational connection intended to link areas such as Singapore Botanic Gardens, Gardens by the Bay and Jurong Lake Gardens.

This adds another dimension to the development’s location. Residents are not simply close to landscaped neighbourhood parks; they are positioned within one of Singapore’s major green and recreational corridors.

For owner-occupiers who run, cycle, walk or spend weekends outdoors with children, this may be one of the project’s strongest lifestyle advantages.

Amenities Within Dunearn House

The surrounding neighbourhood is only part of the amenities story. Dunearn House itself offers a substantial range of facilities designed for families, wellness and entertaining.

The development includes a 50-metre lap pool, wellness pool, kids’ pool, spa seating, steam room, tennis court, gym and outdoor fitness areas. Residents also have access to the Dunearn Club, Waterfall Club, residents’ lounge, meeting room and meeting pods, as well as various dining and entertaining spaces including Pinnacle Living, Pinnacle Dining and a Teppanyaki Pavilion.

Families with younger children are catered for through a Play Garden Pavilion and a series of landscaped play areas including the Play Crawl & Jump Garden, Forest Adventure Garden, Spinning Garden and Swing Garden. The development also incorporates a Canopy Trail, Canopy Pavilion and other landscaped recreational spaces.

The landscaping forms an important part of the design concept. Approximately 35% of the development’s site is given to green coverage, including a canopy trail of more than 100 metres. Native planting, vertical greenery and shaded landscaping are intended to encourage biodiversity while reducing heat within the development.

For a family-oriented development, this combination is significant. It means that recreational activities do not always require residents to travel outside the condominium.

Turf City: The Amenity Story That Is Still Being Built

Perhaps the most important long-term consideration for Dunearn House is the transformation of Turf City itself.

Dunearn House will be the first private residential development within the new Bukit Timah Turf City precinct. This gives the project an early-mover position within a neighbourhood that could eventually look substantially different from what buyers see today.

URA is planning approximately 15,000 to 20,000 new homes in the broader precinct. Turf City is intended to become a car-lite and pedestrian-friendly district supported by public transport, cycling and walking infrastructure. The plans also provide for parks, commercial uses, future educational facilities, healthcare, sports and recreation, as well as the adaptive reuse of 22 heritage buildings and former stables.

The concept is that future residents should eventually be able to reach many everyday needs within a short walk or cycle. Dunearn House will become a “10-minute neighbourhood”, where shops, parks, community facilities and recreation could be located within roughly a ten-minute walk or five-minute cycle.

For homeowners, this could mean that an already convenient Bukit Timah address becomes progressively more self-contained.

For investors, it represents the project’s principal transformation thesis.

Why the Turf City Transformation Matters to Investors

Dunearn House effectively provides exposure to two stages of neighbourhood development at once.

Its established-value component comes from what is already present: Sixth Avenue MRT, the Bukit Timah school belt, established private residential estates, shopping and dining nodes, nature reserves and convenient access towards Orchard Road and the city.

Its future-value component comes from the Turf City transformation: a new MRT station, new homes, additional retail, community infrastructure, parks and recreation.

This is potentially attractive because buyers are not relying entirely on a future master plan to make the location liveable. The surrounding Bukit Timah amenities already exist.

At the same time, investors should avoid assuming that every planned improvement will automatically translate into capital appreciation. Ultimately, plans for Turf City are still subject to the relevant authorities’ planning.

There is also likely to be substantial construction activity as the precinct develops.

Will 15,000 to 20,000 New Homes Create Future Competition?

The future supply within Turf City is both an opportunity and a risk.

A significantly larger residential population should support more shops, restaurants, transport infrastructure and community amenities. As the neighbourhood becomes more complete, its overall desirability could increase.

However, 15,000 to 20,000 additional homes also mean future competition. Subsequent private residential sites within Turf City may compete with Dunearn House for both tenants and resale buyers.

That means investors should focus not simply on the transformation of Turf City but on whether Dunearn House will retain meaningful differentiation after that transformation is completed.

Its early-mover status, established Sixth Avenue MRT accessibility, proximity to the existing Bukit Timah education belt, substantial internal facilities and position at the interface of established Bukit Timah and the new Turf City neighbourhood could become important distinguishing factors.

Which Buyers Is Dunearn House Most Suitable For?

Among owner-occupiers, families with school-going children appear to be one of the strongest target profiles. The concentration of primary, secondary, junior college and international schools within the wider Bukit Timah corridor is difficult to replicate in many parts of Singapore. The project’s pools, play gardens, tennis court, family spaces and larger three- and four-bedroom configurations strengthen that family positioning.

It should also appeal strongly to Bukit Timah upgraders and long-term owner-occupiers who want to remain within the neighbourhood but prefer the facilities and convenience of a new condominium. These buyers may particularly appreciate being within walking distance of Sixth Avenue MRT while remaining close to low-density private housing and greenery.

Nature- and wellness-oriented households are another natural buyer profile. The combination of internal landscaping, approximately 35% site green coverage, the Rail Corridor, Bukit Timah Nature Reserve and the future Bukit Timah-Rochor Green Corridor creates a lifestyle proposition that goes beyond simply having a swimming pool and gym.

For investment buyers, Dunearn House is probably better suited to medium- to long-term investors targeting family and professional tenants than to buyers whose sole objective is maximum initial rental yield. Its strongest rental proposition comes from the combination of MRT access, schools, Bukit Timah’s established residential reputation and the potential to attract both local and expatriate households.

It should also appeal to investors who specifically seek a master-plan transformation story. Dunearn House allows such buyers to enter Turf City at an early stage without giving up the amenities of a mature neighbourhood while waiting for the future precinct to develop.

The comparatively weaker fit would be highly car-dependent households, particularly families maintaining multiple cars. With fewer parking spaces than residential units, these buyers should study the parking arrangements carefully before committing.

Final Assessment: Dunearn House’s Real Amenity Advantage Is the Combination of Established and Future Convenience

Dunearn House is not a project whose investment case rests on one famous school, one shopping mall or even one MRT station.

Its strength is the concentration of several different demand drivers within the same location.

Residents have an existing MRT station within walking distance, extensive bus connectivity along the Bukit Timah corridor, nearby shopping and dining at Sixth Avenue and Guthrie House, access to one of Singapore’s best-known education belts and an unusually strong network of parks, nature reserves and recreational corridors.

On top of this sits the future Turf City story, including the planned MRT station, new parks, amenities, community facilities and a substantial new residential population.

For homeowners, Dunearn House is therefore particularly well suited to families, Bukit Timah upgraders and buyers who value education, greenery and connectivity.

For investors, the project is most compelling for those seeking a high-quality family and professional tenant catchment together with longer-term exposure to the transformation of Turf City, rather than treating Dunearn House as a purely short-term rental-yield investment.

Ultimately, its biggest amenity may not be any individual facility. It is its position between an established Bukit Timah that already works and a new Turf City that is still being built.
