Lentor Gardens Residences Amenities Guide: Location Analysis For Homeowners And Investors

The Seventh Private Residential Development In The Lentor Hills Estate

Lentor Gardens Residences represents the seventh private residential development within the rapidly transforming Lentor Hills estate. Developed by Kingsford, the project comprises 499 residential units across three 16-storey towers, one 8-storey block and three strata terrace homes, positioned on elevated terrain beside Hillock Park and within walking distance of Lentor MRT Station.

Unlike many new launches that rely primarily on future growth stories, Lentor Gardens Residences combines an emerging precinct with an already-established surrounding catchment of schools, nature parks, transport infrastructure and shopping amenities. This balance makes it attractive not only to owner-occupiers but also to investors seeking long-term tenant demand.

Lentor Hills Is Becoming One Of Singapore’s Most Complete New Towns

The Lentor precinct is no longer just a standalone cluster of condominiums. Over the next decade, it is set to evolve into a more complete and integrated residential neighbourhood, anchored by Lentor MRT Station on the Thomson-East Coast Line and supported by Lentor Modern’s integrated mall, future neighbourhood retail, childcare centres and several new condominium developments.

This transformation will be further enhanced by the Future Linear Park, extensive cycling paths, the park connector network and the upcoming North-South Corridor. Instead of functioning as an isolated estate, Lentor is being shaped as a green residential district that remains well connected to Thomson, Ang Mo Kio, Bishan and Woodlands, while offering residents convenient access to parks, reservoirs and nature spaces.

Excellent MRT Connectivity

Like the other Lentor developments, one of Lentor Gardens Residences’ advantages is its proximity to Lentor MRT Station (TE5), located approximately 10 minutes away. This gives the project a clear connectivity edge, especially for buyers who depend on public transport for daily commuting.

Through the Thomson-East Coast Line, residents can travel conveniently to key MRT interchanges and lifestyle destinations, including Bright Hill in 2 stops, Woodlands in 3 stops, Caldecott in 4 stops, Botanic Gardens and Stevens in 5 stops, Bishan in 6 stops and Orchard in 8 stops. This makes Lentor Gardens Residences well connected to both the city and the northern region of Singapore.

The Thomson-East Coast Line is increasingly valuable because it provides direct access to major areas such as Orchard, Marina Bay and the city centre with minimal transfers. With plans to extend connectivity to Changi Airport Terminal 5, Lentor’s transport appeal is expected to strengthen further over time. For investors, proximity to the MRT is especially important, as convenient rail access remains one of the strongest drivers of sustained rental demand.

Road Connectivity Continues To Improve

Drivers at Lentor Gardens Residences benefit from convenient access to several major transport routes, including the Seletar Expressway, Central Expressway and the future North-South Corridor. The North-South Corridor is expected to improve travel times towards the city while also introducing dedicated cycling and pedestrian infrastructure. This enhances overall accessibility for homeowners and future tenants working in key areas such as the CBD, Orchard, Novena, Thomson, Woodlands and Seletar.

Bus Connectivity Complements MRT Access

While Lentor MRT Station will likely be the primary mode of transport for most residents, numerous bus services along Lentor Drive and Yio Chu Kang Road provide convenient connections to Ang Mo Kio, Yio Chu Kang, Upper Thomson, Thomson, Bishan and Woodlands. These bus routes offer additional flexibility for residents who prefer direct journeys or require convenient last-mile connectivity beyond the MRT network.

Anderson Primary School Could Be A Draw Factor

One of the most important location considerations for Lentor Gardens Residences is its proximity to Anderson Primary School. Based on the OneMap analysis, part of the development appears to fall within approximately 1km of the school, while other portions may extend beyond the 1km boundary and sit roughly within the 1.5km to 2km range.

This distinction is important because the current OneMap overlay does not yet reflect the completed building footprints of Lentor Gardens Residences. As a result, some stacks may eventually qualify within the 1km priority distance, while others may fall outside the 1km admission band. Since school admission distance is based on official MOE measurements, buyers should not assume that every unit will automatically be eligible for 1km until the final block locations are officially reflected.

Nevertheless, Lentor Gardens Residences remains one of the closest new launch condominiums to Anderson Primary School, giving it a meaningful advantage over many competing developments in the area. For family buyers, especially those with young children, proximity to this school could be a key reason to shortlist the project.

Beyond Anderson Primary School, families can also access several established schools nearby, including Mayflower Primary School, Ang Mo Kio Primary School and CHIJ St Nicholas Girls’ School. This broadens the project’s family appeal beyond buyers targeting a single primary school, making Lentor Gardens Residences suitable for a wider range of households seeking both convenience and educational options.

Wide Choice Of Secondary Schools

The secondary school catchment around Lentor Gardens Residences is also particularly strong. Based on the attached OneMap analysis and nearby amenities, residents have access to schools such as Presbyterian High School, CHIJ St Nicholas Girls’ School, Yio Chu Kang Secondary School, Anderson Secondary School and Mayflower Secondary School within a relatively short distance.

For families with older children, this can significantly reduce daily commuting time during the secondary school years. It also strengthens the project’s appeal to family buyers who want a home that remains practical beyond the primary school phase.

Nanyang Polytechnic Adds Rental Demand

Investors should also consider the rental demand generated by nearby Nanyang Polytechnic, which is located approximately 6 minutes drive from Lentor Gardens Residences. Its proximity creates an additional tenant pool that may include lecturers, administrative staff, researchers and visiting academics, while also supporting demand from families who prefer to live close to the institution.

Shopping Amenities Continue To Expand

Unlike many new suburban estates that rely heavily on future retail plans, Lentor Gardens Residences already benefits from several established nearby shopping options. Lentor Modern Mall is within walking distance and offers convenient access to daily essentials, dining, and retail options.

Residents can also reach larger shopping destinations such as Thomson Plaza, AMK Hub, Junction 8, Causeway Point, Northpoint City, Novena Square and United Square within a short MRT ride or drive. With Lentor Modern Mall approximately 2 minutes away, AMK Hub and Thomson Plaza around 9 minutes away, Junction 8 about 14 minutes away and Causeway Point only 3 MRT stops away, residents enjoy both everyday convenience and easy access to major regional malls.

Daily Food Options Are Already Established

One of the advantages of living at Lentor Gardens Residences is its proximity to several mature neighbourhoods renowned for their dining options. Residents can easily access popular food destinations such as Mayflower Market & Food Centre, Sembawang Hills Food Centre, Ang Mo Kio 628 Market, the vibrant Upper Thomson dining belt and the growing Springleaf food enclave. Together, these destinations offer an extensive selection of hawker fare, cafés and restaurants, ensuring residents can enjoy a diverse range of local and international cuisines without travelling far from home.

One Of The Greenest Residential Locations In Singapore

One of the defining features of Lentor Gardens Residences is its exceptional access to nature. The development is surrounded by an extensive network of parks and reservoirs, including Hillock Park, Thomson Nature Park, Windsor Nature Park, Lower and Upper Peirce Reservoir Parks, Lower Seletar Reservoir Park, Bishan–Ang Mo Kio Park and Springleaf Nature Park. Residents will also benefit from direct access to future park connectors and cycling networks, making it easy to enjoy outdoor recreation and active lifestyles. For owner-occupiers, this unique combination of greenery and connectivity creates a tranquil living environment that is becoming increasingly rare in Singapore’s urban landscape.

Childcare Adds Everyday Convenience

Families with young children will appreciate the availability of an Early Childhood Development Centre within Lentor Gardens Residences, offering added convenience for preschool education just steps from home. The development is also located close to the childcare facilities at Lentor Modern, providing parents with additional childcare options. Together, these amenities reinforce Lentor Gardens Residences’ appeal as a family-oriented development that supports the needs of young families.

Lifestyle Facilities Match Larger Luxury Condominiums

Despite having 499 units, Lentor Gardens Residences offers a comprehensive suite of facilities designed to create a resort-style living environment. Residents can enjoy a wide range of amenities, including a 75m Skyline Pool, 50m Lap Pool, Hydrojet Pool, Infinity Pool, gym, yoga studio, tennis court, clubhouse, BBQ pavilions, sky lounges, viewing pavilions, sky terraces, children’s play areas, reflexology pool and massage pool.

Instead of concentrating all the facilities within a single podium, the amenities are spread across both the ground level and multiple sky terraces. This provides residents with more varied lifestyle spaces and enhances the overall sense of openness, privacy, and relaxation within the development.

Investment Perspective

From an investor’s standpoint, Lentor Gardens Residences is supported by multiple demand drivers, including Thomson-East Coast Line connectivity, proximity to Orchard and Marina Bay, nearby retail at Lentor Modern, Nanyang Polytechnic, Seletar Aerospace Park, surrounding schools, the growing Lentor Hills precinct and the future North-South Corridor. This means the project does not rely solely on owner-occupier demand, but can appeal to a broader tenant pool comprising professionals, educators, aviation employees, healthcare workers and families.

Who Is Lentor Gardens Residences Most Suitable For?

1. Young Professionals

Excellent MRT connectivity, direct access to Orchard and Marina Bay, plus Lentor Modern Mall make the project highly attractive for professionals seeking convenience without living in the city centre.

2. Families With Young Children

Families with young children are likely to find Lentor Gardens Residences particularly appealing. The development offers close proximity to Anderson Primary School, a strong selection of nearby primary and secondary schools, an Early Childhood Development Centre within the development, extensive family-oriented facilities, and a wide range of practical 3- and 4-bedroom layouts. Coupled with the abundance of surrounding parks and green spaces, the project provides an environment that is well suited for raising a family.

The main consideration for buyers targeting Anderson Primary School is that the development appears to straddle the 1km admission boundary. Based on the current OneMap view, some future stacks may ultimately fall within the 1km priority distance, while others are likely to be between approximately 1.5km and 2km away. As the completed building footprints have yet to be reflected on OneMap, buyers should rely on the official MOE home-school distance measurements once they become available, rather than assuming every unit will qualify within the 1km admission band.

3. Nature Lovers

Few new launches provide immediate access to such a comprehensive network of parks, reservoirs and park connectors. Residents who enjoy jogging, cycling, hiking or simply living beside greenery will likely find Lentor Gardens particularly appealing.

4. Long-Term Investors

Rather than relying on a single growth catalyst, Lentor Gardens Residences is supported by multiple long-term drivers that enhance both its investment potential and future liveability. These include the continued maturation of the Lentor Hills precinct, the ongoing expansion of the Thomson-East Coast Line, the future North-South Corridor, an increasing range of retail and lifestyle amenities, a strong educational catchment, and expanding employment hubs across Thomson, Seletar and Woodlands. Together, these factors are expected to support both resale demand and rental resilience over the coming decade.

The Combination of Nature-Focused Tranquillity With the Convenience of Modern Transportation and Amenities.

Lentor Gardens Residences occupies a unique position among Singapore’s recent new launches. It successfully combines the tranquillity of a nature-focused environment with the convenience of modern transport and everyday amenities. The development offers excellent MRT connectivity, comprehensive shopping options, an impressive network of parks and reservoirs, and one of the strongest educational catchments in the northern region.

For homeowners, the project stands out as an ideal family residence with quality schools, childcare, extensive recreational facilities and abundant green spaces. For investors, the combination of MRT accessibility, proximity to employment hubs, educational institutions and the continued transformation of the Lentor Hills estate creates multiple demand drivers that extend well beyond the initial launch period.
