UOB’s Repossessed Marina Collection Units Offered for Sale: 30 Homes From S$2.588 Million

Marina Collection is back in the spotlight with a bank-sale relaunch of 30 apartments, following a legal dispute that saw UOB’s award against developer Lippo Marina Collection increase from S$17.7 million to S$76.1 million on appeal.

The offering comprises 11 three-bedroom and 19 four-bedroom apartments, with prices starting from S$2.588 million and S$2.948 million, respectively. The preview is scheduled for 6–13 November 2026, with sales booking on 14 November 2026.

For buyers, the release presents an opportunity to consider large apartments in Sentosa Cove. However, the attraction extends beyond the bank-sale label: unit size, outdoor space, existing tenancies and the total purchase price all affect which homes offer the most practical value.

From repossession and litigation to a sales relaunch

As covered in our earlier article on UOB’s appeal, the dispute concerned approximately S$182 million in housing loans granted for 38 Marina Collection units.

Undisclosed furniture rebates reduced the actual prices purchasers paid, leading UOB to lend more than it otherwise would have. UOB subsequently repossessed the properties and rented them out after borrowers defaulted.

In August 2026, the appellate court increased UOB’s award to S$76.1 million. A central issue was how to allocate mortgage repayments and rental income when calculating the bank’s losses.

The current sales release lists 30 apartments. This should be distinguished from the 38 units involved in the litigation; the available sales information does not establish the status of the other eight.

What is being offered?

Marina Collection comprises 124 residences across three four-storey blocks at 13, 15 and 17 Cove Drive. Completed in 2011, it occupies approximately 239,195 sq ft and holds a 99-year lease commencing on 3 January 2007.

The current release covers the following apartment categories:

Unit category Units listed Size Listed price range
Three-bedroom 3 1,872–1,873 sq ft S$2.588m–S$2.612m
Three-bedroom with private enclosed space 8 2,099 sq ft S$2.739m–S$2.786m
Four-bedroom 11 2,185 sq ft S$2.948m–S$3.051m
Four-bedroom with private enclosed space 8 2,390 sq ft S$3.033m–S$3.110m

Prices and availability are based on the sales schedule dated 22 October 2026 and are subject to change. Private enclosed space is abbreviated as PES.

Although the wider development includes penthouses and larger configurations, none appear in this 30-unit release.

The lowest purchase price and lowest psf belong to different units

The entry three-bedroom apartment is #xx-30, measuring 1,873 sq ft, at S$2.588 million, or approximately S$1,381 psf. Its tenancy is listed as expiring in the first quarter of 2027.

For four-bedroom homes, #xx-02 has the lowest total price at S$2.948 million. It measures 2,185 sq ft, with a listed rate of S$1,349 psf and a tenancy expiry in the third quarter of 2027.

The starting rate of S$1,269 psf applies to #xx-02 instead, a 2,390 sq ft four-bedroom apartment with PES, priced at S$3.033 million.

This distinction matters. The lowest psf option costs S$85,000 more than the lowest-priced four-bedroom apartment, while its larger stated area includes private outdoor space. Buyers should assess how much they would use that space when comparing the two.

Large apartments, but outdoor space changes the comparison

The release’s most tangible attraction is the scale of the homes. Standard three-bedroom apartments measure approximately 1,873 sq ft, while standard four-bedroom units offer 2,185 sq ft.

These sizes may appeal to households seeking more room for everyday living, working from home and entertaining. The ground-floor alternatives add private enclosed space, which may suit buyers who enjoy gardening or outdoor seating.

However, a lower psf does not necessarily mean more usable indoor accommodation for the money. A household that spends most of its time indoors may prefer an upper-floor unit with a smaller overall area and lower purchase price.

Ground-floor buyers should also inspect privacy, exposure to neighbouring common areas, drainage and the condition of outdoor finishes. These considerations can influence day-to-day enjoyment more than a modest difference in the headline psf.

Twelve units are listed as vacant

Of the 30 apartments, 12 are listed as vacant, comprising seven three-bedroom and five four-bedroom homes. The remaining 18 have tenancy expiries ranging from the fourth quarter of 2026 to the third quarter of 2027.

This creates different choices for owner-occupiers and buyers comfortable with an existing tenancy.

The lowest-priced vacant three-bedroom unit is #xx-23, at S$2.612 million for 1,873 sq ft. It costs S$24,000 more than the entry-priced #xx-30, which is tenanted.

Among the four-bedroom apartments, #xx-03 is listed as vacant at S$2.962 million for 2,185 sq ft—S$14,000 above the lowest-priced four-bedroom unit.

For buyers planning to occupy the property, these relatively small price differences make the vacant options worth considering. Actual handover arrangements and possession terms should still be confirmed.

For tenanted units, the expiry date alone may not be sufficient to assess investment appeal. The current rent, tenancy conditions, maintenance expenses and property condition are needed before a meaningful rental-return calculation can be made.

A waterfront home requires a practical lifestyle assessment

Marina Collection’s setting places residents close to ONE°15 Marina and the waterfront dining options at Quayside Isle. Its low-rise form and marina surroundings are likely to appeal to buyers who value the Sentosa Cove environment.

The apartments could suit couples seeking generous living space, households with older children, or buyers whose work and daily routines fit the location.

Families with young children should assess school journeys and transport arrangements alongside the apartment itself. A spacious home may meet the household’s accommodation needs, but the daily commute remains part of the ownership experience.

A bank sale still needs a unit-by-unit assessment

The bank-sale context explains why these apartments are being offered, but it does not by itself establish that every unit is a bargain.

The development was completed in 2011, and approximately 79 years remain on its lease as at October 2026. Buyers should therefore consider the remaining tenure, the condition of the individual apartment and the upkeep of the common property.

The units are offered on an “as is where is” basis. Inspection is particularly important when assessing air-conditioning systems, kitchen appliances, bathrooms, built-in cabinetry and any potential rectification work.

The best comparison is with other homes a buyer could realistically purchase for the same total budget, taking into account location, condition, indoor space, outdoor areas and occupancy timing.

For buyers considering Marina Collection, the most useful starting point is to shortlist by total budget, possession timeline and preference for indoor versus outdoor space. The release offers substantial apartments from S$2.588 million, but the best fit will depend on how each home supports the buyer’s everyday needs.
