Duet @ Emily Unit Types Review: Which Layout Is Best for Investors, Couples and Owner-Occupiers?

Duet @ Emily is not a conventional new-launch condominium where buyers simply choose between progressively larger versions of essentially the same floor plan.

With only 20 freehold residences comprising one- and two-bedroom apartments, the development has an unusually diverse collection of layouts. There are compact apartments designed around space efficiency, garden units, larger premium residences and two distinctive duplex lofts.

The result is a development where two units with the same number of bedrooms can offer completely different living experiences.

A 549 sq ft two-bedroom apartment and a 1,335 sq ft two-bedroom loft may technically belong to the same bedroom category, but they are fundamentally different products aimed at very different buyers.

This makes selecting the right unit particularly important at Duet @ Emily.

In this in-depth review, we examine every unit type, how the layouts differ, the compromises buyers should recognise, and, most importantly, which buyer profiles suit each configuration best.

Duet @ Emily at a Glance

Duet @ Emily is a freehold boutique development in District 9, located at 2, 4 and 6 Mount Emily Road.

Due to its conservation status, Duet @ Emily integrates a restored three-storey conservation building, complete with a basement and attic, with a new seven-storey residential extension at the rear. Despite occupying a compact site of approximately 5,549 sq ft, the development comprises just 20 residences.

This architectural arrangement helps explain why its floor plans are considerably more varied than those found in a typical modern condominium.

The residences are distributed between the conserved component and contemporary annex, ranging from compact one-bedroom apartments to the much larger B7 and B8 loft residences.

That means there are 10 distinct unit types among only 20 residences.

This is an unusually high degree of differentiation for such a small development, and buyers should pay close attention to the individual floor plans rather than focusing solely on bedroom count or size.

1. Type A1 — 1 Bedroom Executive, 414 sq ft

Units: #04-02, #05-02, #06-02, #07-02
Best suited for: Investors, singles, young professionals and buyers prioritising quantum over size

At 414 sq ft, Type A1 is the smallest apartment at Duet @ Emily. There are four A1 units, making it one of the more widely available configurations within this boutique development.

One characteristic immediately apparent from the floor plan is its irregular geometry. Unlike the rectangular floor plates common in larger contemporary developments, A1 has an angular configuration influenced by the building’s shape.

Despite this, the layout still provides the fundamentals expected of a proper one-bedroom apartment, including a separate enclosed bedroom rather than a studio configuration.

Why A1 could work well as an investment unit

For an investor, one of A1’s principal advantages is its relatively compact floor area.

You are purchasing the smallest unit type within a freehold District 9 development rather than paying for additional space that may not necessarily translate into a proportionate increase in rental income.

Location could also support its investment proposition. Little India MRT is stated to be approximately two minutes away on foot, while Rochor MRT is around five minutes away. Dhoby Ghaut MRT Interchange is also just one MRT stop away. The development is therefore within easy reach of Orchard Road, Bras Basah-Bugis, and the wider city centre.

That could make A1 relevant to tenants such as singles, expatriate professionals and couples who place greater importance on centrality and connectivity than apartment size.

The compromise

At 414 sq ft, space discipline matters. This is unlikely to suit buyers expecting extensive storage, large entertaining areas, or significant separation between living and working spaces.

For a single occupant or couple with a relatively minimalist lifestyle, however, the compact footprint may be perfectly adequate.

Buyer profile: A1 arguably makes the most sense for a single professional, couple or investor seeking one of the more accessible entry points into Duet @ Emily.

2. Type A2 — 1 Bedroom Garden, 506 sq ft

Unit: #B1-01
Best suited for: Singles or couples wanting a larger one-bedroom and buyers who prefer a more distinctive home

A2 changes the one-bedroom proposition considerably. At 506 sq ft, it is approximately 22% larger than A1, despite remaining a one-bedroom apartment.

It is also unique, with only one A2 residence located at #B1-01. Its configuration differs substantially from A1, reflecting its garden-level position within the development. This is therefore not simply an enlarged version of A1.

Who should consider A2?

A buyer considering A2 probably should not evaluate it purely by comparing its price per square foot against A1. The more relevant question is whether the additional space and distinctive garden-level configuration improve the way the apartment will actually be used.

For owner-occupiers, 506 sq ft provides considerably more breathing room than the smallest one-bedroom format. That can become important if the apartment is intended to function as a genuine long-term home rather than primarily as an investment property.

Investors, however, should consider the price difference carefully. If A2 commands a substantial premium over A1, buyers need to determine whether the additional purchase price can realistically be supported by higher rental income or stronger future resale appeal.

Buyer profile: Best suited to singles, couples and pied-à-terre buyers who want a more substantial one-bedroom home and value the scarcity of having a unique configuration.

3. Type A3 — 1 Bedroom Deluxe, 463 sq ft

Unit: #01-01
Best suited for: Owner-occupiers wanting a middle ground between A1 and A2

At 463 sq ft, A3 occupies an interesting middle position between the 414 sq ft A1 and 506 sq ft A2. There is only one A3 residence, located at #01-01.

The apartment again features the angular geometry characteristic of some of Duet @ Emily’s residences, but its additional floor area provides a useful compromise for buyers who find A1 slightly too compact while having no need for the larger A2.

Could A3 be the sweet spot among the one-bedroom units?

Potentially. A3 provides an additional 49 sq ft over A1, representing almost 12% more floor area.

While 49 sq ft may not sound substantial in isolation, additional space can have a disproportionately large impact within a compact apartment. The extra area can potentially improve circulation, furniture placement and the overall feeling of openness.

At the same time, buyers are not stepping all the way up to the 506 sq ft A2.

Buyer profile: A3 could appeal most to a single owner-occupier or couple who wants a more comfortable one-bedroom apartment for genuine occupation while retaining a relatively compact overall footprint.

Understanding Duet @ Emily’s Two-Bedroom Collection

This is where the unit mix becomes substantially more interesting. Duet @ Emily offers two-bedroom apartments ranging from just 549 sq ft to 1,335 sq ft. That is an enormous range.

The largest B8 is about 2.43 times the size of the smallest B2 and B3 units, even though all three are classified as two-bedroom residences. Consequently, saying that you want a “two-bedroom at Duet @ Emily” is not enough to determine which unit makes sense.

Buyers first need to establish what the second bedroom is actually intended for.

  • Is it a permanent bedroom for a child?
  • A home office?
  • A guest room?
  • Accommodation for visiting parents?
  • Or does the buyer simply want a larger city residence with an additional flexible room?

The answer can significantly change which unit type is most suitable.

4. Type B1 — 2 Bedroom Deluxe, 678 sq ft

Units: #04-01, #05-01, #06-01, #07-01
Best suited for: Couples, small households, investors and buyers wanting a more substantial two-bedroom proposition

B1 measures 678 sq ft and is available from Levels 4 to 7. This is an important unit type because its size falls within a more comfortable range for a two-bedroom city apartment.

Compared with the 549 sq ft B2, B1 provides approximately 129 sq ft more floor area, equivalent to around 23.5%. That is significant.

The bedrooms are arranged along one section of the apartment, while the living and kitchen spaces occupy another part of the floor plan. Buyers should, however, again recognise the non-rectilinear geometry created by the building’s architecture.

Why B1 could be one of the more versatile choices

B1 potentially occupies a useful middle ground between investment efficiency and owner-occupier practicality. It is not so large that buyers are paying for the substantial floor area associated with B6 and the loft units, but it also does not attempt to compress two bedrooms into less than 550 sq ft.

The second bedroom could therefore be useful for a variety of purposes, including:

  • a child’s bedroom;
  • a home office;
  • accommodation for visiting parents;
  • an occasional guest room; or
  • a second tenant.

For couples considering staying in the apartment for several years, that additional flexibility could become increasingly valuable.

Buyer profile: Couples, small families, investors wanting two-bedroom tenant flexibility and owner-occupiers who find the 549 sq ft formats too compact.

5. Type B2 — 2 Bedroom Executive, 549 sq ft

Units: #04-03, #05-03, #06-03, #07-03
Best suited for: Investors, couples needing a study or guest room and buyers prioritising entry quantum

B2 is one of the most compact two-bedroom propositions at Duet @ Emily. At 549 sq ft, four units are available from Levels 4 to 7. Its greatest strength could also be its biggest limitation.

You are getting two bedrooms within a relatively compact footprint. For an investor, this can be attractive because the additional bedroom potentially broadens the tenant pool without requiring the purchase of a substantially larger apartment.

For owner-occupiers, however, the decision becomes more nuanced.

Is 549 sq ft enough for two bedrooms?

That depends heavily on how the second bedroom will actually be used. For a couple who wants the second bedroom primarily as a study, occasional guest room or flexible space, B2 could make considerable sense.

A single buyer working from home could similarly use the second bedroom as a dedicated office while retaining separation between work and sleeping spaces.

For a household intending to use both bedrooms intensively every day, however, the larger B1, B4, B5 or B6 configurations deserve closer consideration.

Buyer profile: Investors, singles wanting a dedicated study, couples who work from home and buyers who want two separate rooms without stepping too far up in overall purchase quantum.

6. Type B3 — 2 Bedroom Garden, 549 sq ft

Unit: #B1-02
Best suited for: Buyers attracted to garden-level living and those wanting something less conventional

Interestingly, B3 has exactly the same stated 549 sq ft area as B2 but adopts a substantially different floor plan. Only one B3 residence is located at #B1-02.

The contrast between B2 and B3 illustrates why buyers should not evaluate Duet @ Emily solely from its unit-size schedule. Two apartments can have exactly the same floor area and bedroom count while providing noticeably different spatial experiences.

B2 has a more elongated and angular configuration, while B3 has a more segmented arrangement reflecting its position within the development. For buyers choosing between the two, layout preference and actual usage should therefore carry considerably more weight than the stated size.

Buyer profile: B3 is likely to appeal more strongly to an owner-occupier who specifically appreciates its garden-level character and distinctive configuration. Investors should compare its price carefully against B2 given that both provide the same stated floor area and bedroom count.

7. Type B4 — 2 Bedroom Deluxe, 667 sq ft

Unit: #01-02
Best suited for: Couples and small families seeking greater everyday functionality

At 667 sq ft, B4 is almost the same size as B1’s 678 sq ft but offers a different configuration. Only #01-02 uses this floor plan.

The layout adopts a relatively elongated form, with the two bedrooms positioned along different parts of the apartment and the common living spaces occupying the central portion.

This could appeal to buyers who want a more substantial two-bedroom apartment without moving into the significantly larger B6 or duplex formats.

B4 versus B1

With only an 11 sq ft difference between B4 and B1, the decision should probably not revolve around size.

Instead, buyers should compare factors such as:

  • layout efficiency;
  • privacy between bedrooms;
  • furniture placement;
  • orientation;
  • floor level;
  • views; and
  • actual purchase price.

The irregular portions of the floor plans deserve particular attention. A slightly larger apartment is not necessarily the more usable apartment if more of its floor area is consumed by circulation or difficult-to-furnish spaces.

Buyer profile: Couples, small families and long-term owner-occupiers wanting approximately 670 sq ft of space without paying for one of the project’s significantly larger premium residences.

8. Type B5 — 2 Bedroom Premium, 668 sq ft

Unit: #02-01
Best suited for: Design-conscious owner-occupiers and buyers attracted to the conserved-building experience

B5 measures 668 sq ft, making it almost identical in size to B4 at 667 sq ft and only slightly smaller than B1 at 678 sq ft. There is only one B5, located at #02-01.

Yet its configuration is noticeably different. The residence adopts another long, irregular layout influenced by its position within the conserved portion of Duet @ Emily. This is where the development needs to be understood differently from a typical mass-market condominium.

Is an irregular floor plan necessarily a disadvantage?

Not always. Some buyers strongly prefer rectangular layouts because furniture planning is easier and almost every square foot can be utilised predictably. Others deliberately seek boutique conservation developments because they want something that does not resemble a standard condominium apartment.

For the latter group, unusual geometry can actually become part of the property’s character. The question therefore becomes less about whether B5 is objectively more efficient than B1 or B4 and more about what kind of residential experience the buyer wants.

Buyer profile: Design-conscious singles or couples, heritage-property enthusiasts and owner-occupiers who value architectural individuality over maximum geometric efficiency.

9. Type B6 — 2 Bedroom Premium, 850 sq ft

Unit: #02-02
Best suited for: Affluent couples, downsizers and long-term owner-occupiers

B6 represents the first major jump in size among Duet @ Emily’s conventional two-bedroom apartments. At 850 sq ft, it is 182 sq ft larger than B5 despite both being categorised as two-bedroom Premium residences. There is only one B6, located at #02-02.

For comparison:

  • B2/B3 — 549 sq ft
  • B4 — 667 sq ft
  • B5 — 668 sq ft
  • B1 — 678 sq ft
  • B6 — 850 sq ft

B6 therefore occupies a substantially different segment of the two-bedroom market.

Why B6 could be one of the strongest owner-occupier options

At this size, the apartment begins to address a different question.

Instead of asking, “How efficiently can two bedrooms fit into a city apartment?”, the buyer can ask:

“Can I genuinely live here comfortably for the long term?”

That distinction makes B6 particularly interesting for downsizers. Someone moving from a larger condominium or landed home may find a 549 sq ft two-bedroom apartment too significant a reduction in living space.

An 850 sq ft two-bedroom allows the buyer to reduce the number of rooms and overall maintenance burden while retaining considerably more living space. This could also suit couples who entertain frequently or simply value larger common areas more than having additional bedrooms.

Buyer profile: Empty nesters, affluent couples, retirees, downsizers and buyers seeking a genuine long-term city residence rather than an investment-led two-bedroom apartment.

10. Type B7 — 2 Bedroom Loft, 936 sq ft

Unit: #03-01
Best suited for: Buyers seeking architectural character, couples working from home and lifestyle-driven owner-occupiers

B7 introduces something completely different: duplex living. At 936 sq ft, the residence spans lower and upper levels and is available only as #03-01.

An internal spiral staircase connects the two levels, creating a residential experience that differs significantly from the single-level apartments elsewhere in the project.

Why a loft configuration can be attractive

Vertical separation can create something that is difficult to reproduce in a conventional apartment. Rather than having every room arranged along a single corridor or floor plate, different parts of the home can occupy different levels.

That can make the residence feel more like a compact house than a typical condominium apartment. For couples working from home, vertical separation may also create stronger psychological separation between living, working and sleeping areas.

The loft format could therefore appeal particularly strongly to buyers who are attracted to Duet @ Emily for its architectural character.

But stairs are not free space

There is an important trade-off. Internal staircases consume floor area. A 936 sq ft duplex therefore does not necessarily provide the same usable-room efficiency as a 936 sq ft single-level apartment.

Stairs can also make the residence less suitable for elderly occupants or households with mobility concerns. For buyers who prioritise maximum usable floor area, B6 could potentially offer a more straightforward proposition. For buyers who value architectural experience, B7 could be considerably more compelling.

Buyer profile: Younger affluent couples, creative professionals, design-conscious buyers and owner-occupiers who specifically want the character and spatial separation associated with duplex living.

11. Type B8 — 2 Bedroom Loft, 1,335 sq ft

Unit: #03-02
Best suited for: Luxury owner-occupiers, downsizers, buyers seeking an unconventional city home, and investors exploring co-living potential

B8 is the outlier of the entire Duet @ Emily unit mix. At 1,335 sq ft, it is not simply the largest residence in the development; it is substantially larger than every other unit type.

The next-largest unit, B7, measures 936 sq ft, meaning B8 provides an additional 399 sq ft. More strikingly, B8 is approximately 2.43 times the size of the 549 sq ft B2 and B3 apartments, despite all three being classified as two-bedroom residences. Only one B8 exists: #03-02.

A completely different type of two-bedroom

B8 is a sprawling duplex residence spread across lower and upper levels, with its unconventional geometry strongly influenced by the conserved building. This makes it difficult to compare B8 directly with the smaller two-bedroom apartments at Duet @ Emily.

A buyer comparing B8 with B2 purely on rental yield per square foot, for example, would effectively be comparing two fundamentally different residential products.

For an owner-occupier, B8 is predominantly a lifestyle proposition. The buyer is paying for space, rarity, architectural character and the experience of occupying an unusually large two-bedroom residence within a freehold boutique development in District 9.

However, its unusual amount of common space could also create an alternative investment angle.

Could B8 potentially work as a co-living unit?

One interesting possibility is to look beyond the original two-bedroom configuration and consider whether B8 could function as a co-living residence.

The floor plan shows substantial space on the lower level in addition to the existing bedrooms. This raises the possibility of reconfiguring the existing living room as an additional bedroom, while retaining the kitchen and adjacent dining area as the principal communal space for occupants.

Under this concept, instead of treating the apartment as a conventional two-bedroom home with a disproportionately large amount of common space, part of that space could be converted into another sleeping room.

The household could then share:

  • the kitchen;
  • dining area;
  • bathrooms;
  • circulation spaces; and
  • other remaining communal areas.

This could fundamentally change the investment proposition.

For a conventional tenancy, a landlord would essentially be trying to achieve rent appropriate for a very large two-bedroom apartment. Under a permissible co-living configuration, the economics could be assessed by rental income per room, allowing more of B8’s 1,335 sq ft floor area to become income-generating space.

Why would an owner-occupier want 1,335 sq ft with only two bedrooms?

For the right owner-occupier, the unusually low bedroom-to-floor-area ratio may actually be one of B8’s greatest attractions. Consider an affluent couple downsizing from a landed property or larger condominium.

They may no longer need three, four or five bedrooms, but that does not necessarily mean they want to compress their lifestyle into a 600 or 700 sq ft apartment.

Such buyers may instead prioritise:

  • a generous master bedroom;
  • a guest bedroom or study;
  • substantial common living areas;
  • greater separation between different parts of the home;
  • more privacy;
  • a distinctive architectural environment; and
  • a central District 9 location.

B8 potentially addresses this niche particularly well. It allows buyers to downsize by bedroom count without necessarily downsizing dramatically in living space. That distinction could make the unit particularly relevant to empty nesters or couples moving from larger homes who still want generous internal spaces.

One unit, two very different propositions

This ultimately makes B8 one of the most interesting units at Duet @ Emily because it could potentially appeal to two very different buyer profiles.

For an owner-occupier, it is a rare 1,335 sq ft two-bedroom loft where space and architectural character take precedence over conventional efficiency.

For an investor, its sheer size raises the possibility of exploring a co-living strategy in which the living room is converted into an additional bedroom, and the kitchen and dining zone becomes the main shared communal area.

The same characteristic that initially appears inefficient—1,335 sq ft for only two bedrooms—could therefore be viewed very differently depending on the buyer’s objective.

The compromise

The duplex arrangement nevertheless introduces some practical considerations.

Internal staircases consume usable floor area and make the residence less suitable for occupants with mobility concerns. The irregular geometry of the conserved building also means furniture placement and any proposed space reconfiguration require considerably more planning than they would in a conventional rectangular apartment.

For investors considering co-living, another consideration is that converting too much common space into bedrooms could undermine the communal environment that makes co-living practical. Retaining a functional shared kitchen and dining area would therefore be important.

Buyer profile: Affluent couples, luxury downsizers, heritage-property enthusiasts, buyers searching for an unconventional boutique residence, and investors prepared to explore B8’s potential as a co-living property subject to regulatory and technical feasibility.

Which Duet @ Emily Unit Type Is Best?

There is no single answer because the development effectively contains several different residential products within just 20 apartments.

Best for investment efficiency: A1

The 414 sq ft A1 provides the smallest floor area and could therefore represent one of the more straightforward entry points for investors targeting singles or couples who prioritise a central location.

Best compact two-bedroom for investors: B2

At 549 sq ft, B2 provides two bedrooms within a relatively tight footprint.

Its investment proposition could be particularly interesting if the price premium over the one-bedroom apartments is reasonable.

Best balanced two-bedroom: B1

At 678 sq ft, B1 arguably occupies one of the most useful middle positions within the development.

It is large enough to function more naturally as a two-bedroom home while remaining substantially smaller than B6, B7 and B8.

Best for downsizers: B6

The 850 sq ft B6 could be particularly compelling for buyers who want to reduce maintenance and bedroom count without compressing themselves into a small apartment.

Best lifestyle unit: B7

B7 combines 936 sq ft with a duplex configuration, making it particularly appealing to buyers who value architectural character and spatial separation.

Most distinctive unit: B8

At 1,335 sq ft, B8 is in a category of its own.

It may make less sense when judged purely by space efficiency, but considerably more sense for someone seeking a rare and spacious two-bedroom loft within a freehold boutique development.

Why Floor Plan Matters More Than Bedroom Count at Duet @ Emily

Perhaps the biggest takeaway from studying Duet @ Emily’s unit types is that buyers should not compare the residences solely according to whether they have one or two bedrooms.

The project’s architecture makes that classification far too simplistic. A buyer choosing between B2 and B8 is technically comparing two two-bedroom apartments, yet one measures 549 sq ft and the other 1,335 sq ft. They are not substitutes for one another.

Even B2 and B3 demonstrate the same point from another perspective. Both are 549 sq ft two-bedroom apartments, but their configurations and positions within the building differ.

This diversity stems partly from what makes Duet @ Emily unusual in the first place. The development brings together a restored historic freehold building and a contemporary residential annex while limiting the entire project to only 20 one- and two-bedroom residences.

Consequently, buyers face an interesting trade-off. Those prioritising maximum efficiency and lower overall quantum may naturally gravitate towards the compact A1 and B2 apartments.

Those buying into Duet @ Emily precisely because it is different may instead find the Garden, Premium and Loft configurations considerably more compelling.

Final Thoughts: Who Should Consider Duet @ Emily?

Duet @ Emily appears most interesting for buyers who value scarcity, freehold tenure, centrality and architectural individuality. It is less about choosing between a conventional one-, two- or three-bedroom hierarchy and more about deciding what kind of city home you actually want.

  • For investors, the A1 and B2 deserve particular attention because their compact floor areas could provide more efficient entry points into the development.
  • For couples and small households seeking a balance between space and overall quantum, B1, B4 and B5 occupy an interesting middle ground.
  • For longer-term owner-occupiers and downsizers, B6 provides considerably more breathing room.

And for buyers attracted to Duet @ Emily because of its boutique character rather than conventional condominium efficiency, the B7 and especially B8 lofts arguably express the development’s individuality most strongly.

There is another consideration that should not be overlooked: Duet @ Emily provides only six mechanical carpark lots for its 20 residences. This reinforces the project’s urban character.

Buyers who rely heavily on private cars should establish the applicable parking arrangements before purchasing, while households comfortable relying on MRT, walking and private-hire transport may find the location more naturally aligned with their lifestyle.

The residences also feature custom cabinetry, GROHE sanitary fittings, and Miele kitchen and cooking appliances, including the oven, refrigerator, and washer-dryer.

Ultimately, Duet @ Emily is a development where buyers should choose by floor plan rather than simply by price per square foot.

In a conventional condominium containing hundreds of similar apartments, differences between individual layouts can sometimes be relatively minor.

Here, the opposite is true.

With 10 distinct configurations spread across just 20 residences, choosing the right Duet @ Emily unit could make a substantial difference to how well the property works—whether the objective is rental investment, a first city home, long-term owner occupation, downsizing or owning a distinctive freehold residence in District 9.
